It’s 2025, and I believe that Instagram is no longer optional; it’s a necessity if you want to be recognized, stand out and build a local brand.
Even more importantly, it can be a full-blown real estate lead generation machine if you set it up properly.
If you’re still posting just-listed graphics and random memes with no real plan, you’re not just being ignored…you’re being left behind.
So, what does IG want in 2025?
Let’s break it down and give you a game plan that makes Instagram work for you (not against you).
Step 1: Start With the End in Mind
Before you post anything, answer this: Who do I want to attract?
First-time buyers, investors, downsizers, luxury clients… It’s important to choose a niche (don’t worry, this doesn’t have to be permanent). You can absolutely adjust as you go, but it certainly helps to have an idea of WHO you’re creating for.
Once you’ve defined your target, create a Lead Magnet (like a PDF, ebook, checklist, mini course or tutorial) that speaks to their needs:
- The 2025 Homebuyer’s Checklist
- Top Neighborhoods for Young Families in [Your City]
- How to Prep Your Home for Sale in Under 30 Days

From here, your lead magnet becomes the foundation for your content. It gives people a reason to follow, and gives you a reason to stay top of mind. By starting here, you can reverse engineer your content pillars to complement the pain points of your audience and ideal clients!
Step 2: IG Wants You to Build Around Content Pillars
This is where strategy comes in. You don’t always have to only post within your content pillars, but outlining them as a starting point makes it much easier to build a following and a brand around a consistent message!
Design your feed around 3-4 recurring themes that all point back to your lead magnet. Here are a few ideas or categories to begin with:
- Education – Break down real estate tips, buying processes, selling myths.
- Local Expertise – Neighborhood guides, school rankings, best brunch spots.
- Personality – Show your face. Behind the scenes, routines, bloopers.
- Social Proof – Case Studies, DMs, before-and-after stories.
Keep the content scroll-stopping but valuable.
Think headlines like:
- 3 Mistakes Every First-Time Buyer Makes (And How to Avoid Them)
- 5 Places To Take Your Family of 4 This Weekend in Scottsdale
- I spoke with 4 buyers this week, and they all asked this ONE question…
Step 3: IG Wants a Pro-Level Profile (With Automation)
Your bio is your new business card.
And frankly… if your bio is not optimized, it’s probably one of the MAIN reasons you’re not actually getting new followers!
You could be creating awesome content and posting consistently, but if someone goes back to your profile and can’t tell what market you serve, who you are, or why they should follow you? They likely won’t.
Optimize it:
- Clear profile pic (smiling, close-up)
- Straightforward bio with value prop: “Helping buyers in [City] own their dream homes. 🎯 DM ‘Guide’ for my free checklist.”
- Use a link-in-bio tool like Stan Store or Linktree to link your lead magnet – but make sure that it doesn’t have too many options!
- Automate with ManyChat (get it here!) to respond instantly when someone DMs you a keyword.

Step 4: IG Wants You to Use ALL The Features (as much as possible)
Meta’s message is clear: use it or lose reach.
Here’s what’s working:
Reels (Non-Negotiable)
- Hook in the first 2 seconds
- Keep it under 30 seconds
- Add text overlays + captions
- Call to Action (DM, click, comment)

- Go behind the scenes daily: showings, wins, daily life
- Use interactive stickers: polls, countdowns, quizzes
- Post a single story CTA weekly and then delete all others.
Close Friends
- Build your VIP list of hot leads
- Share sneak peeks and exclusive listings with just them
Step 5: IG Wants Real Conversations in DMs
Don’t just broadcast, engage intentionally!
I make it a point to spend 15–20 minutes daily engaging with some of the people that have recently engaged in things like..
- Reply to comments
- DM people who engage with your stories
- Use friendly, personal voice notes
- You can have scripts ready, but always customize
Step 6: IG Wants You to Repurpose Winners
Stop reinventing the wheel every week! You can take your top-performing content and repurpose it, or even repost it! Whenever you have a type of content, or a topic that really performs well (like outperforming your previous posts), I’d encourage you to repost it, and create more content just like it!
Here are a few steps to make it simple:
- Check insights weekly. Look at saves, shares, reach. Always look for outliers!
- Recycle top-performing posts every 90 days
- Turn Reels into Carousels, Carousels into Reels, Threads into Reels, etc.
Step 7: IG Wants You to Experiment and Stay Updated
Instagram is dropping new features constantly:
- Trial Reels
- Instagram Notes
- Threads App
- The Edits App
- AI Content Tools
The best way to keep up? Continue learning, have fun with it, and when you see a new feature drop, try your best to engage with it! But at the end of the day, the best thing you can do is stay consistent with your content!
Step 8: IG Wants You to Analyze and Adjust
Numbers don’t lie.
Set a monthly review session:
- What content brought the most DMs?
- What drove traffic to your lead magnet?
- What posts flopped?
Adjust your pillars, post times, or formats based on what works. I typically do this every 90 days or so. It doesn’t mean I am always changing the strategy, but I do think it’s important to pay attention and adjust accordingly.
Step 9: IG Wants You to Keep Going
Celebrate the small wins:
- First DM lead
- First appointment booked via IG
- First 10 saves on a post
Batch your content. Show up consistently. And remember, it takes time to build trust on social media, but the payoff is worth it!
Instagram in 2025 isn’t just about being visible.
It’s about being intentional.

- Show up consistently
- Provide massive value
- Use every tool IG gives you
