With the right ChatGPT prompt, you can generate a scroll-stopping YouTube title and a polished, buyer-friendly description in less time than it takes to upload your thumbnail.

This step-by-step guide shows you exactly how to do it, using a prompt that Bobby Kawecki, BAM’s head of video, recently shared in the BAMx AI Prompt Classroom.

Let’s break it down.

5 Steps to Creating a Listing Video Description with ChatGPT

#1: Start with the Prompt 

First, you’ll use a basic data prompt like the one Bobby included in the BAMx AI Prompt Library under “Listing Video Description Prompt.” We’re including it here below. 

Copy and paste the prompt into the ChatGPT input field. 

Here’s the prompt: 

You are a skilled real estate copywriter and YouTube strategist. I’m a real estate agent creating a listing video, and I need you to generate an attention-grabbing YouTube Title and engaging Video Copy that highlights the unique features of the home.

Here’s the listing info:

    • Listing Price: [insert price]
    • Location (City, State): [insert city, state]
    • Home Style: [e.g., ranch-style, colonial, contemporary, etc.]
    • Square Footage: [insert sq. ft.]
    • Bedrooms: [insert number]
    • Bathrooms: [insert number]
    • Top Features (bulleted list):
      • [e.g., gourmet kitchen with granite countertops]
      • [e.g., hardwood floors throughout]
      • [e.g., private backyard with pool]
      • [insert 3–6 more key features]
    • Neighborhood/Setting Description: [e.g., quiet cul-de-sac, walkable downtown, near top schools, etc.]
    • Listing Photos (optional): [If available, paste links or describe images]

Now, using the format below, generate a YouTube title and polished video copy designed to attract buyers on YouTube:

Format:

Title: [Write a compelling, YouTube-optimized title in this style: Inside a Charming Ranch-Style Home in Ridgefield, CT | $719,900]

Copy: [Begin with a short 1–2 sentence intro that frames the listing positively, mentioning the home style, location, and standout qualities.]

#2: Add Data Specific to Your Listing

Next, you’ll want to fill in the fields to provide information specific to your seller’s home—such as the listing price, location, home style, square footage, etc. Look it over for typos or other imaccuracies before moving to the next step.

#3: Add Your Listing Photos 

For step 3, you’ll add photos of your seller’s home, saved as PDF files. If your photographer sends them as image files, it’s easy enough to save them in PDF format. 

It’s important to note, here, that to include photos in your prompt, you’ll need the paid version of ChatGPT (i.e., ChatGT Plus). As of this date, the free version does not allow you to upload image files to scan for details. 

(The cost for an individual subscription to ChatGPT Plus is $20 a month.)

#4: Fine-Tune Your Description

Look over the description generated by ChatGPT and edit as needed. Maybe ChatGPT’s description of the countertop or the backyard pool isn’t quite accurate. Make edits to better reflect your seller’s home, adding any other details your seller wants highlighted, especially any home design features that are currently trending. 

You can also ask ChatGPT to “try again but” add details specific to your listing that weren’t included in the original prompt. 

Finally, we recommend double-checking the corrected description to ensure accuracy. 

#5: Add to YouTube 

Copy and paste your final title and description into the appropriate fields in YouTube Studio Editor, and save your changes. 

That’s it. And the end result? One expertly composed listing video description, complete with title, all set and ready to publish with your latest listing video.
