In today’s market (and society), being active on social media is no longer really ‘optional.’ It’s honestly essential for anyone in real estate!
I’m not saying you have to be an influencer. But creating content and capturing local eyeballs provides CLEAR advantages to both you and your clients, while avoiding it is doing both of you a disservice.
And, not that you need this reminder, but posting a listing photo with a generic caption and hoping someone DMs you to buy a house is not a strategy.
So, here’s what actually works right now.
If Your Post Doesn’t Do This, Don’t Publish It.
Your content needs to do one of 4 things every single time you post:
- Attract your ideal client to your profile.
- Give them a reason to follow and stay.
- Build enough trust that they see you as THE agent.
- Move them from follower to conversation.
If your post isn’t doing at least one of those, it’s just taking up space!
The strategy that’s working best right now is stupidly simple.
- Create content that speaks to a specific pain point
- Offer something free that solves it
Here’s a real example you can steal right now:
Film a 6-second B-roll clip of a beautiful kitchen or a neighborhood street.
Put a hook like this on screen:
My *honest* thoughts about life in [LOCATION]. As a [description of you/your situation]
For example:
My *honest* thoughts about life in Spokane. As a couple who left, and then came back to raise a family here.
Pair it with a trending audio.
Then, in the caption, actually dive into the details of your honest thoughts about the area. Share it from your perspective, whatever that may be.
- If you have a family with young kids… speak on it from that angle
- If you’re a single, young professional… speak on it from that angle
- If you’re an agent who’s sold over 100 homes here… speak on it from that angle

Someone comments, your automation sends it instantly, and now you have a warm lead who just told you they’re interested in connecting.
The more specific the freebie, the more qualified the lead. Every single time.
The Daily Habits That Generate Warm Leads
Stories are your secret weapon.
Your feed gets you discovered. Stories get you trusted.
Use a 6-frame sequence:
- Start with a poll to get taps
- Add 2-3 frames of value
- Show proof you’re doing the work
- Then hit them with a clear CTA
Do that 3-4x a week and watch your DMs change.
Spend 15 minutes a day on engagement.
- 5 minutes liking and commenting on your followers’ posts.
- 5 minutes finding local people through location tags.
- 5 minutes replying to Stories.
This is you walking around the networking event instead of standing in the corner hoping someone notices you.

You don’t need to go viral. You don’t need to be an influencer. You need a phone, a strategy, and the willingness to show up even when it feels awkward.
