Followers don’t equal closings. The real goal for agents is turning attention into action. That means moving your audience from casual scrollers to engaged buyers, sellers, and referral partners.

This guide walks you through the exact systems, strategies, and tools to do that.

There’s no one-size-fits-all strategy. ALL of these strategies below work. What matters most is consistency, clarity, and strategy.

But if you want a proven path, let’s start with The Golden Ticket Strategy.

The Golden Ticket Strategy

This strategy combines the best of all of it to set up a consistent pipeline-growth strategy. This approach combines the strengths of all four strategies, without overwhelming you.

 Step 1:  Post consistent content that speaks to your ideal client. Your goal is to stay top of mind in your local market.

 Step 2: Create a lead magnet (freebie) that solves a problem for your ideal client. Think: buyer checklists, neighborhood guides, or seller timelines.

 Step 3:  Send 10+ outbound DMs daily to people who follow you, engage with you, or live in your farm area. Keep it casual and connection-first.

 Step 4:  Ride the viral wave when it happens, and recreate high-performing content using the same hook, format, or topic.

STRATEGY 1: The Always Visible Play 

This is about consistency. You’re top of mind because you show up frequently and with purpose.

  • Post 5x/week (or more): market updates, behind-the-scenes, home tours
  • Focus on content that speaks to your ideal local buyer/seller
  • Leverage Stories to stay present daily

This absolutely works, but you have to stick to it, and stick to it indefinitely. This takes an immense amount of consistency!  

STRATEGY 2: The Viral Video Pop Off

This strategy really works when you test and try creative content, and the consistency and quality allows you to pop off… helping you reach a TON of new eyeballs. 

This usually means plenty of comments/DM’s to sort through in order to find the gold, but it is in there!

For this strategy:

  • Use really scroll-stopping viral hooks
  • Get inspo from niches outside of real estate 
  • Creativity WINS 

When it works… IT WORKS, but going viral is a slippery slope. There are a lot of unknowns, which can lead you to constantly chasing metrics that don’t always result in a true ROI.

STRATEGY 3: Lead Magnets + Funnel System

This is honestly one of my favorites!! But you have to do it the right way. I actually created an entire course about this because it is so incredibly important. You can check it out here.

But essentially, you use educational content and SPECIFIC lead magnets to attract and convert new people.

Your content might not go viral, but it regularly aligns with your audience. Then, you can nurture these relationships and turn them into a healthy pipeline.

To make this strategy work:

  • Create content that really specifically speaks to pain points
  • Pair them with freebies that solve a problem or really deliver amazing value 
  • Use automated tools (ManyChat, email drips) to nurture leads

STRATEGY 4: The Outbound DM Approach

Don’t wait for leads to come to you. Start the convo:

  • Send 10-15 DMs/day to local followers, story viewers, and commenters
  • Use conversation-starting scripts (see examples below)
  • Follow up and offer value

New Agent Followers

“Hey [Name]! Thanks for the follow… I’m thrilled to connect with other awesome agents. I specialize in [your niche] here in [your market] and love growing my referral network. What market do you work in? Let’s stay connected in case we can send each other biz!”

Locals in Your Community

“Hi [Name]! I noticed you’re local to [city],  so am I! I’m a Realtor here, and I love connecting with people in our community. Just curious, are you currently a homeowner or renting in the area? Always happy to be a resource!”

Reconnecting with Current Followers

“Hey [Name], it’s been a while since we last chatted, and I wanted to check in and see how life has been treating you! Have any big plans this year around real estate or home goals? Let me know how I can support you!”

Pro Tip: Personalize based on recent posts (“I saw your new baby girl, congrats!” or “Greece looked incredible!”)

Local Business Owners

“Hi [Name], I love what you’re building with [business name], it adds so much to our community! As a local Realtor, I love collaborating with other business owners. Would love to support you however I can! Have you had any thoughts about your space or future moves lately?”

Life Milestone Messages

“Hey [Name], I just saw that you [got married/had a baby/retired/etc.] Congratulations! That’s such a huge milestone. If there are any home-related changes on the horizon, I’d be honored to be a resource when the time comes.”

Agent-to-Agent in Key Markets

“Hey [Name], I’m [Your Name], a Realtor in [City]. I noticed you’re based in [Other City]  I actually [have family there/work with clients relocating there/etc.]. Would love to stay connected as referral partners if you don’t already have someone in [Your City]!”

Industry Professionals

“Hi [Name], I saw that you’re a [job title] here in [City]  always love getting to know other great pros in the space. Would love to connect and hear more about your business, open to a quick chat sometime this week?”
