There is a very clear line in real estate. On one side are agents who consistently generate leads from social media. On the other are agents who post regularly but rarely see conversations, inquiries, or clients come from it.

The difference isn’t talent. It’s not personality. It’s not even consistency. 

The difference is proactivity.

Agents who generate leads treat social media like a lead generation system. Agents who don’t (generate leads) treat it like a digital billboard.

Passive Posting vs Proactive Lead Generation

Most agents fall into passive mode without realizing it.

They post a reel.They share a story.They wait.

When nothing happens, they assume social media doesn’t work for real estate. In reality, they skipped the most important part. 

They never started conversations.

Agents who generate leads understand one simple truth: Content supports lead generation. Conversations create it.

Social media rewards the agents who are willing to engage, follow up, and initiate.

What Lead-Generating Agents Do Differently 

Lead-generating agents do not rely on one tactic. They stack small actions that compound over time. Here’s what that actually looks like in practice.

Action Step 1: Send Outbound DMs Every Single Day

This is the biggest separator. Agents who generate leads don’t wait for people to message them first.  They proactively start conversations with:

  • New followers
  • People who engage with posts or stories
  • Local business owners
  • Other agents who could become referral partners

This is not cold pitching. This is relationship building. 

Simple DM example to a new follower:

“Hi, thanks so much for the follow. Just curious, did you follow for local info, real estate, or both?”

That is it. No pitch. No pressure.

Daily goal: 10 new outbound DMs focused on being human and helpful.

Quick result:  More replies, more profile views, more conversations turning into warm leads.

Action Step 2: Post Content That Speaks to Specific Types of People/Scenarios 

Agents who struggle with lead generation often post generic content. Lead-generating agents speak directly to a very specific audience.

Instead of trying to appeal to everyone, they use language that makes one person feel seen.

Examples:

  • “Buying your first home in Chandler? Here’s what nobody tells you.”
  • “Scottsdale families thinking about upsizing before the school year starts, read this.”
  • “Trying to time the market? Here’s what I would tell my sister if she were buying right now.”

When people feel like content is meant for them, trust builds faster.

Quick result:  More saves, shares and followers who actually turn into leads.

Action Step 3: Aggressively Promote Your Lead Magnet (and Have More Than One!) 

Most agents create a guide or checklist and barely talk about it. Agents who generate leads do the opposite. They promote their lead magnet far more often than feels comfortable.

Use it:

  • In stories with a DM keyword
  • In reels and carousels
  • In pinned posts
  • With automation tools like ManyChat

People need to see an offer multiple times before taking action. If no one’s opting in, it’s usually a visibility problem, not an offer problem.

Quick result: More opt-ins, more DMs, and more people entering your pipeline without manual follow up.

Action Step 4: Turn Stories Into a Lead Machine

Stories are one of the most underused lead generation tools. Instead of posting multiple random slides, simplify. Post one clear story with one clear call to action.

Examples:

  • “DM me ‘GUIDE’ and I’ll send you my buyer checklist.”
  • “Reply MARKET if you want today’s pricing breakdown.”

Let older stories expire so attention stays focused.

Quick result:  More inbound messages without needing to create new content constantly.

  • Prioritizing shares and comments over other metrics 
  • Proactively reaching out to followers daily instead of just waiting for them to come to you 
  • Being consistently active at least 3X per week
