They’re not just social proof. They’re a lead-generating machine hiding in plain sight.

According to BrightLocal, over 90% of consumers read online reviews before making a purchase decision. In real estate, that decision could mean tens of thousands of dollars. Yet, most agents are leaving this goldmine untouched.

Let me show you how our team, the Acree Brothers Realty Team, doubled our Google reviews in one year and closed 61 deals from review-driven leads. 

Here’s the five-step strategy that’s working for us right now.

Why Google Reviews Matter More Than Ever

Trust is the foundation of any sales relationship. And in today’s market, people trust testimonials more than your best sales pitch. Here’s why Google reviews are a top priority:

  • They build trust fast. Buyers are influenced by what others say about you. Five stars = social proof.
  • They boost your SEO. Google prioritizes agents with more (and better) reviews in local search results.
  • They give you an edge at listing appointments. Being able to say, “We’re the most-reviewed team in our area” is a mic drop moment.

Step 1: Choose the Right Platform

There are dozens of places to collect reviews, including Zillow, Facebook and Yelp, but Google is where the search starts.

When someone types “best agent near me,” Google doesn’t pull up your Zillow page. It pulls your Google Business Profile.

We focus all of our energy there because it’s where the highest-intent leads are searching. Instead of chasing every platform, pick one and execute relentlessly.

Step 2: Make It Ridiculously Easy

If it takes more than 30 seconds to leave a review, most clients won’t do it.

That’s why we created a custom link (AcreeReview.com) that goes straight to our Google review form. No login confusion. No search bar. No extra steps.

This one change doubled our review count.

You can do the same with a simple redirect. Buy a domain like “YourNameReviews.com” and link it to your Google review form. It’s the best $12 investment you’ll make this year.

Step 3: Use a Script that Works

You can’t just hope people leave reviews. You have to ask for them. And you need a system.

Here’s ours:

  • Call #1 (3 days after closing): Quick check-in and referral ask.
  • Call #2 (7 days after closing): The review call.

Here’s the script:

“Hey [Name], can I ask you for a quick 2-minute favor for [Agent Name]? Awesome. I just sent you a link. Can you click it real quick? Great. Go ahead and select the farthest star to the right for a 5-star review and type something about your experience—maybe how [Agent Name] helped you through the process, communicated well, or solved a tough problem. Got it? Perfect. I’ll let them know you left the review. Thank you so much.”

This process works because it’s direct, easy, and assumptive. The client doesn’t have to think—they just follow your lead.

Step 4: Ask at Events

Client events are goldmines for in-person reviews.

At our pie giveaway or ice skating events, we put up QR codes at check-in. We even incentivize it with raffles. It’s simple:

  • Walk up to each guest.
  • Thank them for coming.
  • Ask if they’ve left a review.
  • Have them scan the code on the spot.

You can generate 30+ reviews in one afternoon with this setup. And for newer agents, events are a perfect opportunity to get reviews from friends and family who know your character and professionalism.

Step 5: Start with Your Inner Circle

Don’t wait until you close a deal to get reviews.

In fact, one of the most effective ways to kickstart your Google presence is to ask people who already trust you. That includes:

  • Clients from previous transactions
  • Family and friends
  • Vendors and partners who’ve worked with you

If they can speak to your integrity, professionalism, or work ethic—they can write a review. And it still helps your ranking.

Just like we coach our agents: if you’re not proud enough of the job you did to ask for a review, that’s a red flag. Do better, then ask boldly.

Bonus: Use Reviews in Your Marketing

Your reviews shouldn’t live only on your Google page. Repurpose them everywhere:

  • Drop them into listing presentations.
  • Share screenshots on social media.
  • Add the review count to your email signature.

We mention our “most-reviewed team in Lynchburg” stat all the time. It’s a proof point that instantly builds trust.

If you’re serious about growing your business, make Google reviews a non-negotiable. 

Build systems around it. Train your team. Tie it into your events. And always ask in person or over the phone. Because in this market, trust wins. And nothing builds trust faster than hundreds of 5-star reviews.
