Most agents create content for buyers.
The Hyperlocal content that we all know and love is about why your town is so amazing for relocation or the best restaurants, businesses, neighborhoods, etc. That content is GREAT for buyers (and for follows). Keep doing it.
But if you want to create content that wins you more listings, it’s storytelling content.
That’s what I learned from Marie Lee from Tennessee, who just came on my YouTube channel and broke down exactly what she posts to get sellers to raise their hands.
Here are three examples.
#1. The Storytelling Reel: How Marie saved her client $3,000

First, let’s start with the packaging of this. Text on top that hooks the audience in, then straight to camera with a no-editing yap style.
The substance of the post, her story about how she saved her client $3,000, speaks to her competence, confidence, and understanding of the contracts. The buyer’s agent didn’t want to pay an HOA fee, but it was in the contract, so she shut it down.
Will a post like this get a ton of likes/follows? No. But it will implant itself in the mind of sellers as they are making decisions to hire their agent.
#2. The single image storytelling post

All she did here was put a pic of herself next to a pic of the house, plus a powerful text hook that says “I just closed the most difficult sale of my career.”
Then the actual story is in the caption.

It goes on…but the point is in the packaging of this.
She ends up saying she sold the house in 8 days. Just super easy formatting to copy that is ten times better than a just sold and again shows she can solve problems and get a difficult deal across the line.
#3. The non-just sold carousel

This might be the best post on the planet.
The way she sets it up is brilliant: the situation, the problem, the proposal, the marketing, the response, and then the result.
All with the same photo. This text was created in IG Stories btw, not even on Canva.
