Creating a compelling lifestyle video for a home can significantly boost its marketability and attract potential buyers by showcasing the unique lifestyle it offers.

Most agents already know this but fear that it will be too far out of budget to complete. To help you get started, here’s a comprehensive guide to help you produce your first luxury lifestyle video without breaking the bank.

What Lifestyle Fits the Best for the Home and Neighborhood?

Consider the lifestyle that best suits the home and its surroundings. For example, we once shot a “Hide & Seek” video for a home with a large yard and a spacious floorplan (4,000+ sqft), featuring kids playing hide and seek and finishing with a soccer game, captured from a bird’s eye view.

Another time, we showcased a synchronized swimming routine for a home with an exceptional pool. Recently, we filmed a family enjoying a slip-and-slide on an acre lot.

Take some time to think about the unique features of the property, and tailor your video concept to highlight that.

Inquire About Professional Photos and Videography Packages

Once you have an idea in mind, start by contacting the professionals you already use for photography and videography. Ask if they can provide a package deal for the full shoot, including the lifestyle video. Let them know you are reaching out to more than one person in order to find one that best fits your budget.

If hiring a professional videographer isn’t feasible, consider contacting local colleges or social media groups to find a college student or novice videographer who can work within your budget.

Hire Local Families Instead of Paid Actors

To save money, work with local families instead of hiring professional actors. This approach not only cuts costs but also adds authenticity to the video. If your budget allows for hiring actors, contact modeling or talent agencies for quotes.

Whether you hire locals or professionals, have all actors and the videographer sign contracts and liability release forms before the shoot takes place. This protects everyone involved and ensures clear expectations.

Schedule and Prep for Two Separate Shoot Days

Collaborate with the Videographer

Discuss your video concept and the two shoot days with the videographer in advance. This allows them to prepare the necessary equipment and helps you identify any props needed for the shoot. Ask the sellers if they can provide any props to save money.

When planning, ensure the videographer will capture both long and short-form videos. These can be used across various marketing platforms to promote the listing.

Prepare a Call Sheet

Create a detailed call sheet outlining all the scenes, including who will be in each scene, what they should wear, props needed, and contact information for the videographer and listing agent. Include the shoot location and any other pertinent details to ensure everything runs smoothly.

Day-of Essentials

Along with the props needed for filming day, bring snacks and water for the actors and videographers to keep the team energized.

Advertise the Lifestyle Video

Promote the lifestyle video on all social media platforms, including paid ads. Upload it to YouTube to share with future potential clients, showcasing your innovative marketing techniques.

Sell the Home (and Yourself)

Remember, you’re not just selling a home; you’re also selling your services. Once you have multiple lifestyle videos, compile them into a portfolio. Share this compilation with potential sellers before your luxury listing presentations to demonstrate your expertise and creativity.

Creating a luxury lifestyle video can be a game-changer in real estate marketing. By following these steps, you can produce a high-quality video that highlights the unique lifestyle your listing offers, all while staying within your budget.
