Did you know 90% of homebuyers use social media in their search? But simply posting listings isn’t enough—even if those listing videos go viral.

While a viral reel is great for getting views, it doesn’t automatically translate to leads for your business. 

After all, real estate is about relationships. In order to turn those views into actual leads, you need to nurture your online relationships Here are five ways to do that.

#1—Send a Message to New Followers

Don’t let new followers feel like just another number. Take the initiative to send a warm welcome message. Introduce yourself, thank them for following, and ask about their real estate goals or if they have any questions. This simple gesture can start a meaningful conversation.

For an extra dose of personalization, consider sending a short video message. Briefly introduce yourself, your area of expertise, and express your willingness to answer any questions they might have. This human touch goes a long way in establishing trust and setting you apart from the competition.

#2—Use Interactive Instagram Features

Polls, Q&As, and captivating quizzes are goldmines for sparking real estate conversations. These interactive features not only boost engagement, but also provide valuable insights into your audience’s needs and aspirations.

For instance, you can create a poll asking your followers what their biggest challenge is when buying a home, or use the question sticker to let them ask you anything about the real estate market. These features not only increase engagement but also provide valuable information that you can use to tailor your services.

#3—Consistently Send Follow Up Messages

Touchpoints don’t just happen over email or phone. Use direct messages (DMs) to keep in touch with your followers every 3-6 months. This shows that you’re thinking about them and are available to assist with their real estate needs.

Use creative lead magnets like downloadable checklists, informative guides, or even free home evaluations, all offered through Instagram, to incentivize followers to share their contact information. Capturing email addresses and phone numbers allows you to nurture leads outside the confines of social media and further solidify those valuable relationships.
