It’s already October, which means four things: Q4 has officially started, football is consuming the entire weekend, everything is pumpkin-flavored, and you need content ideas.

Actually, you don’t. You can just go on ChatGPT and do this now, but I like writing these, so lucky you!

This is one of the best months to create content because people aren’t distracted by the holidays yet and there’s plenty to trendjack.

Halloween & Spooky Content

Starting today, you basically have permission to post Halloween content for the next 31 days.

1. Creepy Findings on Your Real Estate Journey

Every agent has seen some shit.

Creepy basements. Questionable crawl spaces. Weird wall scribbles. Doll collections that should never be present during showings.

Start documenting them.

This could even become a recurring series throughout October: “Creepiest Things I’ve Seen in Showings Part 1.”

Of course, add spooky audio on your posts all month as well.

2. Haunted Hyper-Local

What are the creepiest places in your market? Doesn’t have to be houses.

Haunted hotels. Old homes. Abandoned buildings. Restaurants with ghost stories. Local legends everyone who grew up there knows about.

Green screen the articles, go to the locations, or just talk about them and pop them up in the edits app.

3. Halloween Neighborhoods

This one is ridiculously easy.

Make a Reel or carousel ranking the best neighborhoods for Halloween decorations or trick-or-treating. Talk about the decorations, walkability, number of homes participating, how busy it gets, parking, or anything else someone with kids would actually want to know.

Better yet, go there and film it. Find the house with the most unhinged decorations and interview the homeowners about why they’ve dedicated their entire financial future to Halloween.

Bonus points for doing literally any of this instead of making another Canva graphic from your office.

4. Pumpkin Content

Drop pumpkins off to past clients. Hold a pumpkin giveaway. Talk about the best places to get pumpkins in your local market. 

5. Should Sellers Decorate for Halloween?

Good or bad idea?

This is an easy talking-head video because there’s actually an argument on both sides.

Does it make the house feel warm and seasonal?

Or does the 14-foot skeleton blocking the front window hurt the showing experience?

Give your opinion.

6. Local Halloween Events Guide

This can be a carousel.

Pumpkin patches. Haunted houses. Fall festivals. Parades. Trick-or-treat events. Oktoberfests. Costume parties.

Create a “Halloween in [City]” guide.

You can post the best events as a carousel or make the full guide downloadable if you want to collect emails.

7. Candy Rankings

Not every piece of content needs to explain the housing market.

Rank your favorite Halloween candies.

People love arguing about completely meaningless things. Give them the opportunity to do it in your comments.

8. Tell Your Real Estate Horror Stories

Every experienced agent has had too many. This can be a “horror” story in the sense of a disaster deal or a real horror story about something scary that happened to you.

Can be a reel or carousel post.

Fall Content That Isn’t Halloween

The Perfect Fall Weekend in [City]

Map out the entire day.

Coffee in the morning.

Farmers market.

Watch College football somewhere.

Dinner.

Local event at night.

SPORTS SPORTS SPORTS

NFL and college football are in full swing and it’s playoff baseball.

Show where you watch your team. Rank the best sports bars. Highlight local tailgate traditions. Do a “Where to Watch [Team] in [City]” post.

FAKE HOLIDAYS

October 1: International Coffee Day

Highlight or rank your go-to coffee shops in your local market.

October 3: Mean Girls Day + National Boyfriend Day

A huge day for fake holidays.

Mean Girls Day is obviously the better meme opportunity.

There are a million scenes from that movie that can be turned into real estate memes.

National Boyfriend Day also gives you an excuse to post hyperlocal content about your go-to date spots in your city.

October 4: National Taco Day

Another hyper-local layup.

“The 5 Best Taco Spots in [City].”

Or you can go text-only and say something simple: “(insert location) has the best tacos in (insert city), debate me in the comments.”

October 14: National Dessert Day

Rank the best dessert spots in your home town.

October 17: National Pasta Day

Highlight your favorite Italian restaurant.

Rank the best pasta in your market.

Start an argument about where the best Italian food actually is.

October 31: Halloween
