“Proof over promise.”
That phrase from Sharran Srivatsaa’s keynote at BAM Mania struck a chord with me. And I’ve been trying to weave it into every part of my business.
Today, I want to share how we took that idea and transformed a typical “in escrow” post into something much more impactful—a carousel post that tells the full story of how we secured an escrow. And it’s a template you can adapt for your own audience. (Grab it here!)
Let me tell you more.
Building a Story Beyond “In Escrow”
Instead of the usual “in escrow” post, we created a narrative that informed the audience about the strategic steps we took to get the home into escrow so quickly. We even gave it a catchy headline—“How We Sold This House at the Launch Party!”—to draw readers in. Take a look:
From there, each slide offered a piece of the story. Here’s how we broke it down:
#1: Before and After Pictures
We opened with before-and-after shots to highlight the visual transformation of the property.
With a few simple updates—like a fresh coat of paint and thoughtful staging—the space became market-ready. Since our seller was out of state, we coordinated with the tenants to oversee the move-out, then brought in a handyman to paint and make any necessary final repairs.
Getting your seller’s home ready for launch won’t necessarily involve a complete makeover.
What matters here is showing the process, whether that’s decluttering, staging, or minor adjustments. Highlight what you did, big or small, to make your seller’s home shine and put it under escrow in one weekend.
#2: Staging Details
The next slide goes deeper into our staging process. We hired a professional stager to curate the right pieces for the home’s 700-square-foot layout, making the space feel as open and inviting as possible to draw people in.
We shared both the before and after photos, giving viewers a clear picture of how staging enhanced the home’s appeal.
#3: Listing Video
Slide three featured our listing video. We invested time into making this video a memorable highlight of the home and community.
Alongside the video, we added a few lines to underscore our approach:
“We then put together a bespoke marketing campaign that highlighted all the best parts of living in Long Beach. We personally invited more than 100 neighbors to the launch party and sent direct mail to over 500 nearby homes.”
Take this as an opportunity to show your audience the effort behind the scenes. Mention any digital ads, door knocking, direct mail, or other outreach tactics you used to attract potential buyers. This is where the work comes to life for your followers.
#4: Clip from the Launch Party
On the fourth slide, we included a clip from our launch party to show the event’s atmosphere. With details like food, decor, and locally sourced elements, we aimed to create a welcoming environment that encouraged our guests to envision themselves in the home.
Our caption shared the event’s success:
“We hired local vendors to provide food and decor in order to set the right tone. This led to 36 attendees and resulted in two offers over the weekend.”
If this text applies to you, use it in your own campaigns.
Even with a smaller guest count, the key is transparency—let people see how these events come together. Did you create custom invitations or produce specific video content? Show that effort, and let your followers (and your seller) see how the details make a difference.
#5: Capturing Final Shots
Finally, we wrapped up the carousel with high-quality images from the property shoot. We invested time and resources in these images, and repurposing them here allowed us to showcase the home in its best light once again.
The Takeaway: Proof Over Promise
The message is simple but powerful. It’s easy to post results, but it’s far more effective to share the journey—the work that went into achieving those results. Plus, not only are you providing proof to other potential sellers of what you do for your clients, but you’re also highlighting tactics your fellow real estate agents can benefit from. Professionals support each other.
So, with every piece of content you create, remember: don’t just showcase your success; tell the story of how you got there.
