After throwing more than ten mega-launch parties this year alone, I’ve learned a few things that are making a radical difference.
The first being: It’s not an open house. It’s an experience!
And instead of recreating the wheel, what I’m sharing with you is a template for the ultimate launch party.
Let me explain.
This is not a call to action to spend a lot of money and throw a party. This is for you to approach open houses with a little bit more strategy and thoughtfulness than buying a bag of chips and some water bottles.
With every listing, I was racking my brain to think of what I could do to create the ultimate launch party experience. Instead of missing a beat, I created this checklist to make sure I hit all the notes required to make a smash success launch party.
Here are a few things to consider:
#1: Invitations
I really like the idea of sending invitations rather than “Just Listed” postcards. You’ll want to send these one or two days before the event. Treat that opportunity as an invitation to get the neighborhood to come to a party—not an “open house.”
#2: Organize some food
One part that takes a little bit of legwork is organizing some food. I personally love The Taco Man. And it’s not just because he’s reasonably priced.
From an aesthetic perspective, I truly believe people love seeing somebody cooking, and he does just about everything on-site.
As far as beverages, provide a variety of options so your guests can all find something to refresh themselves.
#3: Upgrade your print material
It takes a few days to get things printed. So, if you’re going to throw a launch party, invest a little bit of time and resources to create a nice bifold or magazine—something beyond an open house flyer—to really allow you to show yourself in the best light.
#4: Backup
It’s always a good idea to have someone else there to help you greet guests and answer questions. Have a lender or another agent on your team present to support you (and your guests).
#5: Music
It’s not a party without some tunes! Pick something that fits the vibe of the home and puts your guests in a good mood. No need to hire anyone if it’s not in your budget—a thoughtful Spotify playlist will do the trick.
#6: MLS
Most importantly, make sure you’ve published the listing on the MLS early enough that it syndicates to all the other websites. And leverage that presence with your own social media promotions.
Keep in mind a launch party not only gets more eyes on your client’s home; it also creates an opportunity to cultivate some business in that neighborhood so that every house next door knows you are the agent of choice.
