Most agents throw a sign in the yard and call it a day. But if you want to stand out, get more eyes on your listings, and create more conversations, you need to be more intentional with your design.
Today, I’m breaking down the exact For Sale sign we’re using right now and why it works.
I’ll show you how we built it, how we use it, and how it’s helping us get more buyers to engage before they even step inside the house.
Let’s start with the basics.
Why the Size and Shape Matter
This isn’t your typical yard sign. The one we use for our listings, especially in high-traffic areas or busy neighborhoods, has a few key differences that help it pop without looking busy or cheap.
Most signs I see around my market are 3 feet long by 2 feet wide. Ours is the reverse:
- Dimensions: 2 feet wide by 3 feet tall
- Why it works: That vertical orientation stands out and feels more elevated, especially in front of single-family homes and condos, where horizontal signs tend to blend in with the background noise.
We use a scaled-down version for condos and the full-size version for detached homes, but both follow the same design principles.
A Minimal Design with Maximum Impact
We kept the layout clean and simple, but everything on the sign serves a purpose. Nothing is just there to “look good.”
Here’s what’s included on every sign:
- “For Sale” in large, bold lettering – Easy to spot from a distance. No fluff.
- Brokerage and logo placement – Adds legitimacy while keeping branding consistent.
- Bold phone number – Clear and easy to read.
- Website URL – Gives curious buyers a place to go for more info.
- Simple call to action – We use “Scan for more information” right above the QR code.
- QR code – This is where the real power comes in.
The QR Code That Makes It All Work
This isn’t a generic QR code that links to your homepage. We use a dynamic QR code that can be reprogrammed anytime.
Here’s why that’s a game-changer:
- Every sign has a unique identifier printed in the corner.
- When we move the sign to a new property, we update the QR code’s destination instead of printing a whole new sign.
- That means one sign can work for multiple listings, as long as you update the link behind the QR code.
Whether the link goes to a video, a single-property website, or a lead capture form, this makes the sign way more valuable than a passive marketing piece.
It becomes a direct line to your listing.
Don’t Forget the License Number
One thing you won’t see in the sample sign I’m showing is the license number. But depending on your state, it’s probably required.
Check your state’s real estate advertising guidelines. You may need to include:
- Your personal license number, or
- Your brokerage’s license number
Add it somewhere clear and legible to stay compliant and avoid fines.
