If you’ve ever stared at your phone wondering what to post next, Jason Cassity just made your week easier. 

On this week’s episode of The Walk Thru with The Broke Agent, Cassity shared a dead-simple ChatGPT prompt that’s quietly turning into one of the most effective real estate content systems out there.

It doesn’t involve trend-hopping, spending hours on video editing, or hiring a marketing team. 

Instead, it uses AI to tell you exactly what people in your market are already searching for, and how to turn those questions into keyword-rich blogs and short videos that help you rank higher on Google and YouTube.

As Cassity put it, 

“This is like 2004 all over again—the arbitrage of keyword-rich blogs. Except now you’re layering video on top of it.”

Ask AI the Right Question

Cassity’s process starts with one simple ChatGPT or Gemini prompt:

“What are the top 10 Google or AI searches last week in relation to San Diego real estate?”

AI might remind you it can’t share proprietary data, but it will generate the most likely local searches based on recent trends. These search terms are gold because they reflect how real buyers and sellers type their questions into Google.

When Cassity ran the prompt, here’s what he got:

  • “San Diego homes for sale under $800K”
  • “Best week to buy a house in San Diego”
  • “Current mortgage rates in San Diego”
  • “Carmel Valley homes for sale”

Each one is a ready-made blog or video topic that buyers are already looking for. You’re not guessing what to post. You’re answering questions people are actually asking.

Cassity explained why this matters: 

“You can see how keyword-y these questions are. They’re exactly what buyers are typing into Google.”

Turn Searches into Content

Once you have your list of 10 trending searches, Cassity says it’s time to turn them into posts. That starts with one simple follow-up command:

“Write me a 400-word keyword-rich blog and a 60-second reel script about number one.”

Then you repeat that for numbers two through ten. Each response gives you two deliverables: a short, optimized blog post for your website and a quick video script you can record from your phone.

Example workflow:

Topic: “Best week to buy a home in San Diego”

  • Blog: 400 words with clear subheads and natural keyword placement
  • Video: 60-second explanation summarizing the main points

Topic: “Homes under $800K in San Diego

  • Blog: List-style article covering affordability and neighborhoods
  • Video: Neighborhood clip or market update

For Cassity, this system has already become a repeatable process. 

“I have my VA do this every week,” he said. “It’s 10 new blogs, 10 new videos, and it keeps our website active with what people are actually searching.”

Pair Each Blog with a YouTube Video

Cassity also recommends shooting the 60-second videos horizontally for YouTube. 

You don’t need to post them to Instagram or TikTok (unless you want to). The goal here isn’t virality; it’s visibility.

Once your video is uploaded to YouTube, embed it at the top of your corresponding blog post. That pairing does three things:

  1. It increases dwell time on your page (a positive SEO signal).
  2. It boosts your credibility with local buyers and sellers.
  3. It gives you an easy way to repurpose content across platforms.

Cassity explained the benefit simply: 

“You can post it on your YouTube, embed it on your website, and now your content is what comes up when people search those questions.”

Build a Weekly SEO Routine

The magic of this strategy isn’t in one blog post. It’s in the repetition. Cassity runs the same prompt every week to keep the content fresh and aligned with what people are actually searching for.

In time, your site becomes a trusted source for local real estate information, without you ever needing to chase trends or overthink your content plan.

Start by running the prompt for your market. Create a 400-word blog and a one-minute video for just the first topic on the list. 

Once you see how easy it is, batch the rest.
