It’s no secret that to build a brand in 2022 and beyond, you must be creating content at scale across all social media platforms. 

But what type of content should a real estate agent create that will make them stand out in a sea of thousands of agents? Educational, funny, serious, long form, short form?

Honestly, they all work. It’s just a matter of what style of content creation fits your personality. However, there is one piece of content I consider vital for every agent, yet no one is doing it.

The video every realtor needs to make is simple, and it starts with the buyer.

Understanding the Buying Process

Let’s face it, the process of buying a home can be confusing and scary for a first-time homebuyer. It’s overwhelming even for those purchasing a home for the second or third time. 

Many real estate agents have become desensitized to the buying process. Agents fail to explain the buying process in detail, resulting in buyers’ anxiety and issues that could have easily been avoided with a little time and education. 

The Video Every Realtor Needs to Make

I have the solution—create an agent’s guide to buying a home for potential buyers. But instead of the generic PDF you typically see, make it a video.

An agent’s guide to buying a home is both educational and helps you build a personal brand in the process.

Since you’ll be going into depth about the buying process, the video should be 5-10 minutes long.  You’ll also want to make sure it’s well-produced so people stick around for the entire thing (but don’t get too hung up on the production level at first).

In the video, break down every aspect of the buying process for your next potential client. If you want to go a little deeper, invite members of your team (preferred lender, home inspector, and attorney) to discuss their portion in the buying or selling transactions. 

Creating this video allows you to educate the client, making the transaction much smoother from the start. It’ll also set you apart from the competition—because, like I said, no one is making this type of video right now.

In your video, be sure to include the following:

  • Agent Introduction
  • What your client gets when they work with you
  • Buyer questionnaire and consultation
  • Assembling the right team 
  • Obtaining a mortgage preapproval
  • New to market and price reductions
  • Open houses
  • The offer process
  • The home inspection
  • Contract signing
  • While under contract
  • Final walkthrough
  • Closing on a new home

This becomes a piece of indirect marketing you can include in every email or text conversation with potential buyers. Nine times out of ten, they’ll end up working with you because you took the time to educate them before they even signed a contract. And they’ll likely share the video with anyone they know going through the buying process.
