August 17 has come and gone, and whatever you think of the NAR settlement, the changes are now in effect. That means no more commission offers on the MLS. It also means no showing homes without a signed buyer representation agreement.
You’ve likely been preparing for these changes since they were first announced back in March, and have all the information, tools, and resources you need to serve buyers and sellers on a whole new level as an agent of change.
So, what does that mean on a daily basis in terms of what you should be focusing on?

Being “cute” with the MLS is not the move
Just last week, Jeff Lobb, CEO and founder of SparkTank Media, posted a Reel warning agents against “getting creative” on the MLS.
For emphasis, he green screened a text post from an agent who was recently slammed with a $500 fine for putting the words “Text listing agent for co-op commissions” in the Realtor-only remarks.
Sharran Srivatsaa, President of Real, offered similar advice in last week’s 90-minute virtual “Future-Proofing Buyer Representation Workshop” (starting at 31:29)
Please, please, please, do not get cute. You will get fined…No offers of compensation, direct or indirect, in any way, should be made on the MLS.
Compensation offers have been in the MLS for decades, so we know it can be a difficult transition since you can no longer use that to get the attention of buyer agents and make your seller’s listing stand out.
Fact is it’s the old way, and it’s no longer an option. But it was never the only way.
Surround yourself with people who focus on the right things
In the months and years ahead, one of the best things you can do for yourself and your real estate business is to build connections with other industry professionals.
Having supportive and inspiring accountability partners can be the difference between a career that makes piecemeal progress (if any) over the next 12 months and one that makes giant strides in way less time than you previously thought was possible.
