If you’ve ever posted a hyperlocal video and thought, “Why didn’t this work?” or “Why isn’t anyone engaging with this?”

You’re not alone.

And the frustrating part is, a lot of agents are doing the right things on paper. They’re posting local spots. Highlighting businesses. Showing up consistently.

But the videos still fall flat.

So today, I want to break down a real example and show you exactly why a hyperlocal video worked and how you can replicate it.

Because this isn’t about getting lucky. There’s a structure to it. And once you understand the structure, you can repeat it. 

First, take a look at the hyperlocal video that worked. Next, I’ll break it down into five easy steps. 

1. The Hook: Tell People Why They Should Care Immediately

The very first line of your video matters more than anything else. If you don’t grab attention in the first few seconds, nothing else matters.

In this video, the hook was simple:

“There’s a brand new restaurant in Spokane.”

It’s clear. It’s direct. And it instantly answers the question: why should I care?

Another version of this that works really well is calling out your audience directly:

“Moms in Spokane, this is for you.”

“If you live in Spokane and love coffee: listen up.”

“Have you seen all that construction by the North Spokane Costco? Here’s what’s going on there.”

The goal of your hook is one of two things:

  • Tell people why this matters to them
  • Or tell them this is specifically for them

Do that, and you’ve already increased your chances of someone sticking around.

2. The Topic: New and Relevant Content Gets Shared

This video worked because of what it was about.

It was something new.

New businesses. New locations. New developments. These are the easiest wins in hyperlocal content because people are naturally curious.

They want to know what’s opening. They want to understand what they’ve been driving past.And most importantly, they want to tell other people about it.

That’s where shares come in; and shares are what push your video to more people.

Is it new? Or is it highly relevant to your audience?

If the answer is yes to either of those questions, you’re on the right track.

3. Personal Experience: Take People With You

This is one of the biggest mistakes I see agents make.

They show the business… but they don’t bring people along for the experience.

Instead of just filming the space, think about how you can make the viewer feel like they’re there with you. (Your business highlights shouldn’t be a commercial for the business!)

In this video, that looked like:

  • Who I went with
  • What we ordered
  • What my favorite thing was

Those small details matter.

They turn your video from “information” into something people actually connect with….and connection is what builds trust.

4. The Editing: Keep It Moving

Attention spans are short, and if your video drags, people leave. That’s why pacing matters so much.

In this video, I kept cuts quick (about every 2ish seconds) 

No long pauses. No unnecessary filler.

You don’t need fancy editing or complicated transitions…you just need to keep it moving.

Fast cuts = higher retentionHigher retention = better performance

5. The Call to Action: Tell People Exactly What to Do

If you want people to engage, you have to tell them exactly what to do. 

In this case, it was something simple like:

“Share this with someone who would want to try this place.”

That gives the viewer a clear action.

No CTA = no action.

The Big Takeaway

This isn’t about going viral. It’s about being intentional.

If you follow this structure, you can take any local business and turn it into a video that people actually watch, share, and engage with.

  • Start with a strong hook
  • Choose a topic people care about
  • Bring them along for the experience
  • Keep your editing tight
  • And tell them what to do at the end

That’s the blueprint.
