What if you could quadruple your buyer leads without any extra effort? Thanks to recent industry changes, you can—and the best part is, it comes from a strategy you’re probably already using: hosting open houses.

In the past three weeks alone, I’ve hosted four open houses and noticed a significant increase in foot traffic—largely from unrepresented buyers. With more buyers eager to tour homes independently, open houses have become the perfect loophole for them to explore properties without any agent agreements upfront. While I anticipated some extra activity, the surge has been even more remarkable than expected. 

In my recent open houses, nearly 75% of attendees came solo and without an agent—a huge jump from the usual 15-20%. This shift translates into more direct connections with buyers and a 4x increase in lead generation without any extra work on my end. 

The numbers don’t lie, and that’s why I’m sharing these insights so you can take advantage, too. 

Here are my top three tips for hosting a successful open house that boosts your lead generation.

Signs, So Many Signs 

Visibility is everything when it comes to open houses. The more signs you place, the more likely you are to catch the attention of local traffic. Aim for at least 20 signs in high-traffic areas surrounding the property. 

Don’t stop at just directional signs—get creative! I’ve found that using custom “card your yard” style signs from Etsy adds a fun and memorable element that draws in buyers. Almost everyone who walks in comments on them, which means they noticed! These custom signs help differentiate your open house and create a buzz that helps drive more traffic.

Amplify Reach with Online Promotion 

If you’re reading this, you likely know your online presence is just as important as physical signs. To drive more exposure, create a buzz on your social media platforms. Post videos, create countdowns, and run Facebook ads targeted at local buyers. 

Don’t forget about other platforms like your Google Business profile—add the open house as an event so it shows up in local searches. You can even create a free EventBrite page to make it easy for buyers to RSVP, which can help you gauge interest and follow up effectively. The key is to push out as much content as possible and engage with potential attendees early.

Present the Property Well

You only have one shot to make a great impression, and nothing breaks trust faster than not knowing the details of the property. Know your stuff. 

Another important essential is having high-quality marketing materials, like brochures and fact sheets. Not only do they show professionalism and branding, but they also give buyers something tangible to take home. Well-designed materials reflect your attention to detail and can reinforce your position as the expert in the transaction.

Final Tip: Make Them Feel Welcome

It is critical to remember that your energy sets the tone for the entire experience. When I was a new agent, I walked into an open house with a baby on my hip, fully looking the part of a potential buyer, and no one even looked up to greet me. That experience stuck with me—motivating me to never be like that agent. More importantly, it taught me the significance of greeting every buyer with a smile and making them feel at home the moment they walk in. 

You want people to be happy when they walk into their potential home.  Treat every buyer, represented or not, as a future client, and you’ll build connections that lead to lasting business. Especially now, as the rise in unrepresented buyers is a golden opportunity for agents who know how to capitalize on it.
