Looking for a simple, no-fail approach to getting a massive response to a listing video on Instagram?

This agent has set up over 100 potential buyers on searches and has gotten over 500 DMs from this one simple video strategy

The best part is, you don’t even have to have your own listing to make these posts, which makes it perfect whether you are a new agent, looking to get into a different price point, or in between listings.  

Here’s how she did it. 

The agent I’m talking about here is Grace Cronkright, a Greater Tampa Bay luxury Realtor. And here’s an example of one of her most recent Instagram posts: 

Here’s a quick breakdown of her strategy:

#1— The Post

The strategy behind Grace’s posts is based on three easy steps:

  • Preview other agents’ listings (with their permission): Grace selects attractive, clean listings that are within a reasonable price range. This ensures the properties appeal to a broad audience. 
  • Record a walkthrough with your iPhone: Use a smartphone to capture a genuine walkthrough of the the property. This authenticity resonates well with viewers. 
  • Add trending audio: To keep the post engaging and relevant, add trending audio tracks to these videos. 

This straightforward approach is simple to replicate. Now, let’s talk about how to get a massive response from viewers. 

#2—The Caption

Grace’s captions are designed to do more than just describe the property. They include:

  • Details on the home: Essential and unique information about the home will pique interest. 
  • Local hashtags and locations: When local and specific, these help the posts reach a targeted audience and appear in relevant searches. 
  • A keyword for a ManyChat automation: Grace uses a specific keyword (like “LISTING” to trigger a ManyChat automation, which prompts viewers for contact information in exchange for more information about the property.  

Using that new contract information, you can then follow up with new contacts, offering additional properties they may be interested in or other valuable content. 

Why This Strategy Works

This method is so effective because it leverages the power of authentic content and automations. By featuring other agents’ listings, you can consistently produce high-quality content even when you don’t have a constant stream of your own properties.
