Here are seven local marketing tactics Krys uses to generate listings (without sounding like a pushy salesperson).

1. The “Meet Your New Neighbors” Card

One of the easiest ways to build connections is by making neighbors feel part of the process. Instead of a traditional thank-you card, Krys uses blank cards and gets neighbors involved in welcoming their new homeowners.

How it works:

  • After a final walkthrough, knock on 5 doors to the left, 5 to the right, 10 in front, and 10 behind the property.
  • Ask neighbors to sign a card welcoming the new homeowners.
  • No business cards, no direct sales pitch—just genuine engagement.

Why it works:

  • It gets you face-to-face with potential sellers in a low-pressure way.
  • You become the agent they think of when they’re ready to sell.

2. The Neighborhood Magazine Strategy

If you’re not using magazines to market your listings, you’re missing a huge opportunity. Krys doesn’t create a magazine for every listing, but when he does, it’s a lead-generation machine.

How to use it effectively:

  • Use high-quality, locally focused magazines that feature listings AND community businesses.
  • Include a lead-generation call-to-action inside (like a free coffee gift card in exchange for a text).
  • Provide valuable information, like local utility provider contacts, to make it a resource—not just a marketing piece.

Pro tip: Position your magazine as a “new-school CMA”—a visual and engaging way to show potential sellers what’s happening in their market.

3. Just Sold Postcards (That Actually Convert)

Most agents send out generic “Just Sold” postcards with a price and a headshot. That’s a waste of money. 

Instead, Krys makes his postcards:

Example: Instead of saying, “Sold in 7 days,” tell the story:

  • Seller in San Diego needed remote help.
  • Agent handled handyman repairs and staging.

  • Door hangers cost less but require effort.

If you’re using door hangers, make them work for you:

  • Use QR codes leading to a home valuation page.
  • Include curiosity-driven messaging (e.g., “This home just sold for $1.1M—want to know what yours is worth?”).
  • Time it right—don’t print them before contingencies clear (Krys learned this the hard way).

5. Using Social Media Analytics to Prove Your Value

Homeowners don’t just want to know you can list their home—they want to know you can market it effectively.

How Krys uses data to win listings:

  • Tracks social media video views, engagement, and reach for each listing.
  • Uses the stats on listing appointments to show sellers how much exposure their home received.
  • Has his virtual assistant (VA) track analytics, so he can focus on high-level work.

Example: One of his listings hit 402,000 video views—a stat he used to secure future deals.

6. Pre-Listing Hype to Generate Demand

Want to get multiple offers before a listing even hits the market? Build hype before it’s live.

How to do it:

  • Social proof strategy:
    • Post a pre-listing poll on Instagram (“Who wants first dibs on this off-market home?”).
    • Screenshot and print the engagement to bring to the listing appointment.
  • Email strategy:
    • Send an “Off-Market Opportunity” email to buyers before the home is listed.
    • Print responses and show them to the seller to create urgency.

7. Repurpose Everything for Maximum Exposure
