Coming up with a social media strategy (especially an effective one)  is NOT an easy task. But today, I’m going to make it as dummy-proof and simple to achieve as possible. 

 In today’s real estate market, social media isn’t optional—it’s essential

But with so many platforms, trends, and strategies to choose from, it can feel overwhelming to even start. The good news? You don’t need to be an expert or spend hours a day scrolling to see results.

This six-step dummy-proof guide is designed to help Realtors build a social media presence that scales their business. From getting started to mastering content creation, this strategy will simplify the process and get you results without the stress.

Step 1: Start From Where You Are, With What You Have 

If you haven’t been posting consistently, don’t worry—you’re not alone. The key is to start small and build momentum. The Instagram algorithm rewards consistency, but that doesn’t mean you have to post every day.

Here’s How to Begin:

  • Set a Realistic Goal: Start with 3 posts per week if you’re new to consistent posting. 
  • Focus on Consistency: Posting regularly (even just 3x per week) trains the algorithm, your audience, and yourself to show up consistently.

After 30 days of regular posting, Instagram will categorize you as an “active” user, which helps boost your visibility to your followers and new audiences.

  • Use What You Have: Don’t wait for the perfect camera or fancy editing skills (in fact, I don’t use anything other than my iphone and sometimes a light) Use your phone, natural lighting, and tools you already have. 

📌Pro Tip: I film everything on my iPhone using ‘Cinematic’ mode! This makes the video content so incredibly CRISP and clear! Pair that with some good lighting, and your average cellphone video suddenly looks professionally produced!

Step 2: Prioritize Reels for Maximum Impact

Reels are the secret weapon for Realtors on Instagram. They get higher reach, more engagement, and are prioritized by the algorithm. If you’re not using Reels, you’re leaving opportunities on the table.

Reels Ideas for Realtors:

  • Market Updates: Share quick insights about the local market.
  • Behind-the-Scenes: Show what goes into staging, open houses, or home tours.
  • Client Stories: Highlight successful transactions or client testimonials.
  • Community Features: Showcase local hotspots like coffee shops, parks, or restaurants.

📌 Pro Tip: Reels don’t have to be complex. A simple 15-second clip of you walking through a listing with text overlay can perform extremely well. If you’re stuck, check out my guide on 50+ B-Roll Ideas for Realtors for endless Reel inspiration.

If you’re new to B-Roll (or content in general) it WILL feel silly at first, you’ll feel awkward and uncomfortable, there really is no ‘hack’ to get around simply feeling a little weird about filming yourself at first, but the more you do it, the more comfortable you will get, pinky promise!

Step 3: Batch Your Content to Save Time

The biggest hurdle Realtors face with social media is time. That’s where batching content comes in—it allows you to create multiple posts in one sitting, so you’re never scrambling to post something at the last minute.

How to Batch Your Content:

  1. Choose a Dedicated Day: Set aside 1–2 hours for content creation (the more you do it the faster you’ll get)
  2. Plan Your Topics: Map out your content ideas in advance. For inspiration, use my resource: How to Never Run Out of Content Ideas.
  3. Create in Bulk: Film 3–5 Reels or Carousels, write captions, and schedule posts all at once.
  4. Use Templates: Save time by using templates for captions, graphics, or video structures → Remember; we all love Coffee & Contracts! If you aren’t already signed up and want to simplify your life… this is probably the BEST way to do so as an agent

Step 4: Map Out Your Content Strategy

A strong social media strategy isn’t just about posting—it’s about posting with purpose. 

For starting out I recommend using a ‘ratio’ strategy – this would mean you’d build your content strategy around a ratio like 50/30/20.

Depending on your style and how often you plan to post your ratio might look a little different, but this makes it really easy to plan out your posts.

Here’s an EXAMPLE Content Formula:

  1. Educational Posts (50%)
    • Examples: Market updates, buyer/seller tips, financing options.
  2. Engaging/Entertaining Posts (30%)
    • Examples: Behind-the-scenes content, relatable stories, case studies of past successful sales, neighborhood highlights/things to do, trending videos or carousels.
  3. Personal/Relationship-Building Posts (20%)
    • Examples: Share your story, hobbies, or local favorites, personal life (as much as you feel comfortable) 

By balancing these content types, you’ll keep your audience engaged while positioning yourself as a trusted resource! 

Step 5: Leverage AI for Content Creation

If coming up with captions, scripts, or ideas feels daunting, let AI do the heavy lifting. Tools like ChatGPT can help you generate endless content ideas and scripts in minutes! You can also use it to repurpose your previous content, and get top-performing hooks (which is very important!)

ChatGPT Prompts for Realtors:

  • “Write me a 15-second Instagram Reel script for a market update in [city].”
  • “Give me 5 ideas for Reels about first-time homebuyers.”
  • “Create a list of 10 engaging Instagram captions for Realtors.”

Step 6: Analyze, Adjust, and Improve

Social media is a marathon, not a sprint. 

I always like to compare it to going to the gym—are you one of those people who pops into the gym sporadically, and debates canceling the membership from time to time because you aren’t using it enough despite “knowing” that you should? You can likely see the comparison there of how many agents treat their social media! I like to call agents who do this roller-coaster-posters. 🤭

As you implement this strategy, take time to review what’s working and adjust your approach.

Metrics to Monitor:

  • Reach: Are your posts getting seen by new audiences?
  • Engagement: Are people liking, commenting, or sharing your content?
  • DMs and Inquiries: Are you generating leads or conversations from your posts?

If a post performs well, double down on that type of content. If something doesn’t work, don’t stress—use it as a learning opportunity!
