If you’re serious about increasing your conversion rate—whether it’s signing new buyers, locking in listings, or getting your offers accepted—there are three simple videos every agent should have on repeat. 

These aren’t viral Reels or cinematic listing tours. These are practical, personal, and proven to move the needle in your business.

Let’s break down the three videos every agent needs to boost conversions right now.

1. The Pre-Appointment Video

This one comes before your first meeting with a client—buyer or seller.

You send it via text or email, and it can include a link to your resume, client reviews, or even your YouTube channel. The point here isn’t to go viral. It’s to put a face to the name, build rapport before the first handshake, and make the appointment feel like a big deal.

What to say in the video:

Hey [Client Name], super excited to be meeting you at [Time] over at [Address].

To give you a better idea of the results we deliver, I’ve included a few links below—our resume and some client reviews. That should give you a really clear picture of how we work and what you can expect.

I’ve also attached a quick breakdown of our plan to get your home sold for the maximum price [or, if it’s a buyer: help you get the home you want].

If you have any questions before we meet, feel free to text or call—my number’s below.

I know you have a lot of choices when it comes to real estate, and I’m honored to be one of them.”

Why it works:

It’s personal. It’s specific. And it sets the tone. Very few agents are doing this, and if your client is meeting with multiple people, this video will make you the stand out.

2. The Post-Appointment Follow-Up Video

Didn’t get the listing or buyer agreement signed? This is your follow-up move.

Record a quick video and send it via text as soon as you can, ideally within the hour or by the time you get to your next stop. Use your CRM (like Follow Up Boss) if it allows video texting and tracking. You’ll not only know if they watched it, you’ll be front and center while they’re still deciding.

Suggested script:

“Hey [Client Name], thanks again for the opportunity to meet today and talk about helping with your real estate needs.

I doubt you’ll find another agent more focused on getting you the best result or using as many innovative techniques to help you reach your goals.

If anything comes up between now and when I check in on [Day], just shoot me a text or call—I’m happy to help.

We’d love to work with you, and we’re confident we’ll deliver.”

Be sure to set clear expectations at the appointment about when you’ll follow up—and then do it. This kind of consistency builds trust and shows you’re serious about earning the business.

3. The Offer Submission Video

This one is a game-changer, especially in competitive markets.

It’s a quick video you send to the listing agent with your client’s offer. It shows professionalism, builds rapport, and can even be played for the seller. In multiple-offer situations, that added touch of clarity and enthusiasm might be the difference-maker.

What it might sound like:

“Hey [Listing Agent Name], I just showed [Property Address] and my clients loved it.

We’re planning to submit an offer, likely by tomorrow afternoon. The husband’s overseas right now, so timing’s a bit tight.

If you could shoot me a quick text to confirm what you’re offering for buyer agency, and let me know if there are other offers in hand—or a deadline coming up—that would be helpful.

Once we finalize the terms, I’ll send them your way so you know what’s coming. Looking forward to working together!”

Why it stands out:

It shows you’re proactive, professional, and easy to work with. It’s the digital equivalent of walking into the room with confidence—and making a strong first impression on both the agent and the seller.

These three videos don’t require special gear, fancy editing, or hours of prep. Just your phone, your voice, and the initiative to implement them.

  • Before the appointment → Personalize and send a pre-meeting video to establish credibility.
