What’s the best day to list a house?

Ask five agents, and you’ll probably get five different answers. Some swear by Thursday. Others prefer Friday to capture weekend traffic. A few will tell you the day doesn’t matter at all.

In a recent BAM collab reel with Andrew Undem and Krys Benyamein, Undem shared the simple rule he follows. It’s a system he learned from legendary Keller Williams agent Bob Lucido. 

And while the exact day might be up for debate, the bigger takeaway is about consistency.

Why Andrew Undem Lists on Thursday

Andrew Undem says the idea didn’t start with him. He picked it up from a top-performing agent Bob Lucido, who built his business around repeatable systems.

Lucido is widely known inside the Keller Williams world for running a high-volume operation. According to Undem, one of the habits that stood out was how consistently Lucido launched new listings.

“He always always lists, goes active on Thursday. Now, he probably has some data and metrics to that, but what it tells me is he has a system and a process for how he strategically launches a listing.”

That word, system, sits at the center of Undem’s point. He prefers a repeatable process that removes guesswork from the decision (much like Krys Benyamein’s Listing Flywheel System).

“A system will outperform your gut. So, you should have a system.”

A consistent launch schedule also makes the rest of the listing process easier to manage. 

Photography, staging, marketing assets, and pre-listing promotion can all be planned around a predictable timeline. Buyers start seeing the property at the same point each week, and the agent’s team knows exactly how to prepare for the launch.

Having that system in place is ultimately more important than the day you pick. 

Undem chose Thursday because of Bob Lucido’s example. He’s following a playbook that has worked for agents who operate at a very high level.

“I don’t know what the best day is, but if it’s good enough for him, it’s good enough for me. We list on Thursday.”

Agents Weigh In on the “Best Day” to List

The question sparked a lively discussion in the comments on the Instagram reel. Agents from different markets jumped in to share their own timing strategies.

Some agreed with Undem’s approach and said they also prefer launching listings on Thursday. Others said they’ve had success with different timing. What many of the comments had in common was a system built around their day of choice.
