I’m going to give you the simplest tip in the history of Instagram tips that guarantees you more client conversations.

Ready?

When you post an Instagram story, ask a question. I’m not talking about the Questions Sticker, I’m talking about making an observation and then literally just putting text below it that says, “Do you agree?”

Here’s an example of an IG story I did on The Broke Agent that got 100 replies:

Asking a question is one of the most effective ways to increase story engagement and get DMs that lead to conversations, AKA LEADS.

For real estate agents, this story doesn’t even have to be about real estate. In fact, you’ll probably get more DMs if it’s not.

This can be a picture or text-only story that’s just an observation about something in your community:

Here are some brainless, simple examples:

So-and-so has the best coffee in Tucson.” Right below that, ask, “Do you agree?” or “What’s your go-to spot?”

“Best views and my favorite place to hike in Denver is ().” Below that, ask, “Have you been here? What’s yours?”

“So-and-so Italian food is overrated. I prefer Vistangos.” And then right below that, you put, “Debate me in the DMs.”

Story a photo of you on the golf course and give a hot take about why you like or dislike the course.

Here’s an example of what this looks like:

Bonus points if you put the text below the observation with an arrow, showing your story viewers exactly where to respond. This will encourage more DMs.

Even more bonus points if this is your only story of the day. If you want to maximize engagement on your IG story, this should be the only thing you post in a 24-hour period. The reason is simple: it’s human nature that if you see someone has another story, you don’t take action on the first one because you want to see what’s next, so you just click through. Isolate the story to encourage DMs.

Ok, but WHY do this!?

You might be thinking, “Why the hell would I want to start talking about Italian food in my stories with my followers?”

Simple. These are conversations and personal touch points that you start having with people. Think about it: Sally just watched your story and saw you posted about your favorite coffee shop. She responded, and you had a fun little back-and-forth debate about which place is better. Now, every time she drives by the coffee shop you mentioned, she thinks of YOU.

BONUS: The DM conversations are great for the IG algorithm because now when you post, you’ll pop up in the feeds of the people you just DM’d with. IG views direct messages as the most powerful form of communication on the app.

So, make an observation about something in your community, post it to your story, ask a question, and watch the DM’s flood in.
