It’s no secret that there are countless ways to generate leads—some organic and some paid. Most of the time, the ‘paid’ sources lead to frustration, expensive bills, and questionable conversion rates.
But at the same time, we, as agents, are constantly on the hunt for consistent lead sources that actually work. Truthfully, the top sources of leads in our business (that does, on average, over 500+ transactions per year) are…
- Open Houses
- Cold Calling (Circle Prospecting, Calling Expires, Hitting FSBOs and other data sources)
- Social Media
- Meta / Facebook Ads
Today I want to talk about the last one because it is arguably the most scalable. It has been working so well that I wanted to share it with you. And to be frank, we plan to scale our own Facebook ads up about 10x in the next 12 months, so I always love to be someone who practices what I preach. (P.S. Sound too good to be true? Well, we actually have a philosophy that goes, “Take whatever result someone tells you to expect, cut it in half, and if that still sounds good, then do it.” Sounds a little pessimistic, but in reality, I would always rather keep expectations low.

- With tools like lead forms and retargeting ads, you can capture and nurture leads seamlessly.
📌 Pro Tip: The algorithm works best when you run ads consistently for at least 30 days (shocker: consistency matters here, too 🤪) This gives it time to optimize and start delivering higher-quality leads.
1. Start with a Clear Strategy
The most common mistake Realtors make is jumping into ad creation without a plan. Before you create your ad, define:
- Your Target Audience: First-time homebuyers? Luxury clients? Investors?
- Your Offer: A list of homes under $500K, free market analysis, or buyer/seller guides.

Set a daily budget that aligns with your goals. A good starting point is $20–$30/day to gather enough data to optimize your campaign. The nice thing is you can always adjust up or down accordingly!
I’ve even had an agent who started seeing some great results (slow, but great) with just $5 a day!
2. Create a Simple Yet Effective Lead Magnet
One of the best-performing ad strategies is offering a custom list of homes.
For example:
“Check out the most popular homes in [City] under $500,000! Click below for instant access to your curated list.”
Why It Works:
- It’s specific and appeals to buyers at various price points.
- The ad promises immediate value, enticing users to click and submit their information.
3. Leverage AI for Content Creation
AI tools like ChatGPT can streamline your ad copy and creative process. Use it to:
- Write engaging ad copy with compelling headlines.
- Generate multiple versions of your listing descriptions.
- Draft follow-up emails for leads generated through your ads.
Example Prompt for ChatGPT:
“Create ad copy for a custom list of homes under $500K in [City]. Include a strong call-to-action and highlight the convenience of accessing this list.”
