At this point in my “real estate career,” I’ve been part of hundreds of social media masterminds. Public Zooms, in-person events, office hours inside BAMx, you name it. And no matter who’s in the room or what the presentation is about, the same four questions always come up.

Every. Single. Time.

So in today’s Friday marketing blog, I’m going to squash these once and for all. Because agents are stressing about things that truly do not matter when it comes to growing on social.

Let’s get into it.

“What Time Of Day Should I Post?”

The short answer is that it doesn’t matter. 

As long as you’re not posting in the middle of the night when no one is on their phone, the time you publish your content is meaningless. The AI algorithms are so powerful that your content will be shown to the right people at the right time if it is good. Emphasis on good. If you publish a just-listed graphic that looks like an open house flyer with tons of text, it doesn’t matter if you post it every hour on the hour. It will not show up in people’s feeds.

Instead of “what time,” think of timeliness. 

Be early to local news. Post about trending topics. Trendjack. Right now, it is November, which means holiday audios, thankful lists for local businesses, and featuring homes that would be perfect for Thanksgiving dinner. Here is an entire list of November content ideas

Timeliness matters more than the exact time, so stop asking!

“What Hashtags Should I Use?”

It doesn’t matter. Hashtags are dead.

 Just like the time you post, if your content is bad, thirty of the most perfect hashtags are not going to save you. 

Keywords and SEO are the new hashtags. Instagram now prioritizes searchable text over symbol-based tagging. Instead of relying on hashtags to get discovered, the algorithm reads your captions, on-screen text, and even the words you say in your videos to understand what your content is about. 

For agents, this means writing naturally with clear, specific keywords like “Tucson housing market,” “first-time buyer tips,” or “best neighborhoods in Chicago” so Instagram knows exactly who to show your posts to. 

If you consistently use location-based and topic-based keywords in your hooks, captions, and alt text, your content becomes searchable and ranks for the terms buyers and sellers are typing into Instagram search.

“How Often Should I Post?”

This one matters. 

There is no secret formula like “post five times a week and your account will explode,” but I can tell you from experience that the more you post, the better your reach. There is a direct correlation between how often you post and overall reach, follower count, impressions, everything. The more you post, the more you show up in people’s feeds, and the more they think about you as a Realtor. 

Pretty simple.

“What Should I Use To Edit My Videos, Or Should I Hire A Videographer?”

Your phone. 

Do not overcomplicate this. So many agents wait to hire someone as a permanent excuse to avoid creating content. Or they spend weeks going back and forth on edits from someone who doesn’t understand real estate or their brand, only to never post or post something that flops. 

If you learn how to edit in-app, meaning Reels or TikTok, you will post way more, and it will perform better because organic content is king right now. You can also use the Edits app, which is Instagram’s version of CapCut.
