Seems like agents have just been waiting to be asked this question:
“What’s the one thing a client can say that instantly tells you they’re going to be a nightmare to work with?”
So, we asked it. And real estate pros from all over flooded the comments with red flag behavior and tell-tale phrases that signaled trouble ahead. Others popped in just for the fun of reading about other agents’ experiences.
And we’re sharing a generous sampling for your enjoyment.
Let’s dive in.
How Do Agents Know There’s Trouble Afoot?
Judging by the comments, the signs are many. And some might actually give you chills.
(The last one did that for me.)
To be clear, we’re not saying any client who expresses an objection or wants to involve family members in the decision process is a nightmare waiting to happen.
And in isolation, some of the comments sound perfectly reasonable. Even relatable.
But these are coming from real estate agents who’ve worked with enough clients to know that sometimes… those same comments are the tip of an iceberg big enough to wreck the deal and leave the agent reeling (and questioning their life choices).
Some agents referenced warning cues from their own experiences with clients. Others admitted they were only there to enjoy the comments and take note of what to watch out for.
Warning signs ranged from “I used to be an agent” to “I need you to do this for 1%” to “My dad will be coming to ALL the showings.”
As expected, some phrases popped up more than once, touching on the usual hot buttons:
- Getting the price they want
- Paying as little as possible
- Advice from relatives
- References to “our last agent” or “another agent”
Still…some took us by surprise.
And at least three agents typed, “Hello,” as the signal to run.
Here’s just a sampling of their responses:

So, how many of these client behaviors and phrases have you had experience with? Are there any you find more understandable than alarming? Or do you have any new ones to add?
Head on over to Facebook and share your thoughts.
