Most of the listings sitting on the market right now aren’t sitting because of price. They’re sitting because nobody’s seen them enough times, in enough formats, to actually register.

One post isn’t a marketing campaign. It’s a single shot.

I’ve been thinking about this a lot with one of my listings. The photos are good. The property is good. But a good listing doesn’t sell itself. You have to keep putting it in front of people until it finds the right one. And I started wondering how far I could push that with the same photos and media assets I already have.

Turns out, pretty far.

The 10-Minute Workflow, Step by Step

Rather than calling a photographer or reschedule a shoot for an existing listing, I decided to make the most of the existing listing photos I already had. 

Here’s the thing: I didn’t want to create something that looked fake or over-produced. I was trying to show the property in a different light, so that someone who scrolled past it the first time might stop. 

I want to be specific here because vague advice about AI tools doesn’t help anyone. This is exactly what I did. It took about ten minutes total, and I’m walking you through it so you can do this yourself for any listing, even if you’ve never used any of these tools before.

Step 1: Generate your prompt using ChatGPT or Claude.

Before you even open Higgsfield, go to ChatGPT at chat.openai.com or Claude at claude.ai and type something like this:

“I want to use an AI image generation tool called Higgsfield to turn a daytime exterior photo of a house into a sunset version. Can you write me a detailed prompt that will preserve the architecture and landscaping exactly as they are, only change the sky and lighting to a warm golden sunset, and make it look photorealistic?”

The AI will write you a detailed, ready-to-use prompt. 

You can adjust it by telling it things like “make the sky more dramatic” or “I want it to look like dusk instead of sunset” and it will rewrite it for you. This way you’re building your own prompt based on what the specific listing needs.

Side Note: The reason I break down this step first is because I don’t want you dependent on my exact prompts. Every listing is different. 

Once you know how to generate your own prompts, you can apply this to anything and get results that actually match what the property looks like. 

Step 2: Start with your existing exterior photo. 

No new shoot needed. Whatever you already have from the listing works as your starting point.

Step 3: Open Higgsfield at higgsfield.ai 

Create a free Higgsfield account if you don’t have one yet. Once you’re in, go to AI Photo and upload your exterior photo.

Step 4: Paste in the prompt & hit “generate”

Paste the prompt you generated in Step 1 into the prompt field and hit generate. Higgsfield will produce a few variations. Pick the one that looks the most realistic and preserves the architecture the best, then download it. That’s your sunset photo.

Step 5: Get AI to create a video generation prompt

Go back to ChatGPT or Claude and ask it to write you a video generation prompt. 

Type something like:

“Now I want to turn that sunset photo into a short cinematic video using Higgsfield. Can you write me a prompt that keeps the camera completely still, adds subtle movement like clouds drifting and trees swaying slightly, and makes it feel like a real estate video? Photorealistic.”

Step 6: Go to Generate Video in Higgsfield. 

Upload the sunset photo as your reference image, paste in the video prompt from Step 5, and hit generate.

Step 7: Download & post it

Download the final video and post it as a Reel or TikTok or even as another photo carousel, which is my preference with these. Here’s an example:

The whole process from start to finish takes about ten minutes once you’ve done it once, and every listing you’ve ever shot becomes fair game to try this on.

Why This Actually Works

The reason I keep coming back to this workflow isn’t just because it saves time, although it absolutely does. It’s because it solves a real problem I see with how most agents market their listings.

Most listings get posted once and then go quiet. One set of photos, one carousel, maybe a story or two, and then nothing. The agent moves on to the next thing and the listing just sits there waiting for someone to stumble across it.

But here’s what I’ve learned from treating every listing like an ongoing campaign rather than a one-time post. Different formats give the same property multiple opportunities to connect, and each time you present it differently, you give it another chance to reach the right buyer. 

The right buyer isn’t always the one who sees it first. Sometimes it’s the one who sees it for the third time, in a format that finally makes it click for them.

The sunset video I made from that Georgia St San Diego photo isn’t replacing the original listing photos. It’s giving the property another chance to show up in someone’s feed in a way they haven’t seen it before. 

It’s not recycling so much as working smarter with what you already have.
