When I take on a listing, there’s an expectation that goes beyond putting it on the market and hoping the right buyer shows up.

I want the property to be seen repeatedly, from different angles, in different formats, until it reaches the person it’s meant for. 

That doesn’t require new shoots every week. It requires getting more out of what we already have.

Most listings don’t have a content problem but instead a distribution problem. 

To help solve that, below are three listing formats we’ve been using. And I’m giving you one of the exact templates for free so you can start applying this right away.

1. The Multi-Photo Collage 

This format makes it quick for someone to understand the property.

Instead of asking people to swipe through a full gallery, you give them the story upfront in a way that’s easy to process.

The layout is anchored by one primary image, but that doesn’t mean it has to be the exterior. It should be the strongest image you have. Sometimes that’s the front of the home, sometimes it’s the living room, sometimes it’s the view. The only rule is that it earns attention.

Everything else is chosen to support it, like the interior, the layout, and other features that make the home stand out.

This format works for me because the image carries across frames. It naturally pulls you into the next slide without asking for it, which changes the way people interact with the post. The swipe feels built in.

It ends up feeling more like a feature you came across than a listing being presented to you.

2. Headline + Motion 

This builds on a format that already works and one you’ve likely seen already.

A clear headline layered over a strong visual removes friction. You understand what you’re looking at immediately, which is why this structure shows up across major media platforms.

We took that same idea and added motion by running a still image through Higgsfield to create a subtle animation with light shifting, a sunset moving, and just enough to hold attention a little longer.

The motion helps, but I think the reason it works is because the headline gives context and the visual supports it.

3. The “Secret Los Angeles” Effect

This is the template I’m sharing with you today. This format was inspired by accounts like Secret Los Angeles, where everything feels like something you discovered rather than something being sold to you.

Instead of presenting a property as a new listing, you position it as something worth knowing about.

“This house + these Woodland Hills views” says more, with less resistance, than a traditional listing introduction.

The home hasn’t changed, and the photos are the same, but you are presenting to the consumer in a different way. 

And that’s what makes it more shareable, more memorable, and easier for someone to send to a friend without feeling like they’re forwarding an ad.

Why This Matters

Honestly, many of these don’t go viral, but that’s not what this is about anyway. If something takes off, that’s a bonus, but it’s not the strategy.

The strategy is showing your client that you’re actively working to get their home in front of people in a thoughtful, consistent way. Most listings are posted once, maybe twice, and then left alone, but we treat each one as an ongoing campaign.

Different formats give the same property multiple opportunities to connect, and each time you present it differently, you give it another chance to reach the right buyer.

Volume matters, but not because you’re creating more. It matters because you’re repurposing what you already have so you can show up more often without sacrificing quality.

You don’t need more shoots to do this well. You need to get more out of what you already have and be willing to show up for the property more than once.
