In three weeks, Compass locked in four MLS partnerships. The latest and biggest is Bright MLS, the largest MLS in the country with more than 100,000 subscribers across the Mid-Atlantic.

Bright MLS partnered with Compass this week, and the deal gives Bright MLS subscribers access to Compass’s full nationwide listings feed. 

As Brian Donnellan, Bright MLS President and CEO stated, 

“Compass has committed to making its nationwide data available to our subscribers through our system” and will “subsidize new Bright subscriptions for its agents under Compass International Holdings in New Jersey, Pennsylvania, and Virginia, or elsewhere in the country so they can take advantage of Bright’s capabilities across regions.”

This summer, Bright plans to roll out expanded listing flexibility and pre-marketing options for its subscribers. 

This is the fastest reshaping of listing data access the industry has seen in years. 

Here’s how it unfolded.

What’s Actually Happening Across These Deals

On April 24, MRED, the Chicago-area MLS, announced it was opening access to agents nationwide. Compass agreed to share its full inventory feed with MRED as part of the deal, making it the first brokerage to join the endeavor. 

A week later, Realtracs made a similar move. Tennessee’s largest MLS said it would allow any licensed agent in the country to subscribe, with Compass and United Real Estate named as launch partners. 

Then, on May 6, California’s The MLS/CLAW updated its IDX policies and gained access to all Compass listings. 

On May 13, Bright MLS made it four.

Here’s a quick look at how each deal is structured:

  • MRED (April 24): Nationwide agent access opened; Compass shares its full inventory feed with the Chicago-area MLS
  • Realtracs (April 30): Tennessee’s largest MLS opens to any licensed agent nationally; Compass and United Real Estate named as launch partners
  • The MLS/CLAW (May 6): California MLS updates its IDX policies; gains access to all Compass listings
  • Bright MLS (May 13): Compass’s full nationwide feed added for subscribers; Compass subsidizes subscriptions for its agents in NJ, PA, and VA; expanded listing flexibility and pre-marketing options coming this summer

In related news, one day before the Bright MLS announcement, Zillow filed a lawsuit against Compass and MRED, alleging the two colluded to hide listings from homebuyers and conspired to punish Zillow for banning selectively marketed listings on its platform. 

Zillow’s Chief Industry Development Officer Errol Samuelson doubled down on that messaging in a recent LinkedIn post, which has racked up over 200 comments. 

Zillow also claims MRED threatened to cut its listing feed to Zillow if the portal didn’t allow all Compass listings to be displayed. No other MLSs have been named in the lawsuit.

What This Means for Agents Right Now

The regional MLS model has defined how listing data moves in this industry for decades. What’s happening right now is a direct challenge to that structure. 

Here’s what that actually looks like for agents on the ground:

  • Agents can access listing data outside their traditional MLS footprint
  • MLS boundaries that once limited cross-market visibility are being opened up through brokerage partnerships
  • Compass listings are now flowing into four MLS systems that previously had no access to that inventory
  • The conversation around where listings appear and who controls that access is becoming a front-burner issue industry-wide

For agents operating near MLS borders or across state lines, this deal changes what a Bright MLS subscription is worth. It now comes with access to Compass listings nationwide. 

And with Bright’s expanded pre-marketing options rolling out this summer, agents in those markets are getting more flexibility in how they bring listings to market.

The bigger question is what comes next. Four MLSs in three weeks is a signal that more partnerships are likely on the way, and that the conversation around listing data access is only going to get louder.

Here’s what to do with this information:

  • Know where your MLS stands and whether any of these partnerships affect your current access
  • If you work in a Bright MLS market, get clear on what this summer’s pre-marketing rollout gives you before your competition does
  • If you work across state lines or near MLS borders, find out whether your clients are now being served by a wider or narrower listing pool than they were a month ago

Watch this space. More partnerships are coming, and the agents who understand the landscape will be the ones who can spot the pitfalls and provide clarity for their clients.
