It’s no secret that I am obsessed with Green Screens. I think every agent should be focused on producing as many as possible. Reels can be wildly inconsistent, but Green Screens always seem to outperform other styles of content due to the built-in visual hook and hyper-relevant nature of the news-based content.
Recently, I’ve noticed one creator in the real estate space who has been absolutely crushing Green Screen, and I wanted to break down why his videos, in particular, are performing so well.
His name is Jared James, and he’s a real estate coach. If you haven’t seen his videos yet, he will be popping into your feeds soon enough.
Before we dive into his strategy, watch this collab that he did with our @nowbam account.
Here is the formula that makes his videos so successful.
#1—Text-Based Visual Hook
Rather than relying on the article title to capture attention, Jared also uses a strong visual hook with a block of text. In this case, he wrote, “Investors are the problem? 5% Cap on Rental Increases.”
This is slightly different from the article title and makes sure the viewer knows what they are watching before he even opens his mouth. Also, he has the text block disappear after a few seconds so that it doesn’t clog up the space for the rest of the video.
#2—Casual Verbal Hook
Jared starts off the video by saying, “Guys, I don’t know if you saw this, but if you’re in real estate or just care about the economy at all…” as a strong verbal hook.
This verbiage is very tactical. It captures and calls out exactly who the audience is for this Reel: people in real estate or anyone who cares about the economy…which is everyone. It also captures attention without some wild verbal hook that comes across as desperate for attention. Instead of saying “STOP SCROLLING” or “FIVE REASONS YOU SHOULD WATCH THIS VIDEO,” he just casually goes into the premise.
#3—Conversational Delivery
All of Jared’s Green Screens have a similar talking cadence. He’s not yelling or jump-cutting to keep your attention. He’s talking like he’s having a conversation with you. Sometimes, he’s even on his walking pad which makes it seem like he just picked up the phone and hit record to spontaneously share his thoughts.
This style of content comes across as more authentic than the clickbaity Green Screener who tries to keep you around to the end of the video with gimmicky text and voice inflections (I do this and need to work on it with my videos).
#4—CTA Question At The End
After voicing his opinion on the article, Jared usually asks a question at the end as a call to action to start the conversation in the comments. He also does this very casually so it doesn’t look like engagement bait but like he’s genuinely curious about his audience’s thoughts.
He mirrors this in his caption, voicing his opinion and then asking the question in case they didn’t hear it in the video.

#5—Closed Captions
Jared knows that 70% of Instagram users watch content with the volume off, so he uses see-through closed captions for people to follow along even if they are tuning in on silent. He also positions them in the perfect place, not distracting from the visual and centered toward the bottom, where the eye is used to reading.
