Have you ever had a listing that needs a refresh? A property that’s been sitting for a while with an upset seller, and you’re running out of marketing ideas? Well, I have the solution for YOU!

Instead of exhausting yourself by rearranging photos and tweaking the property description, maybe it’s time to take a completely new approach—one that doesn’t focus solely on the house itself.

Take a look at this Reel posted by Marie Lee from Tennessee. This listing was sitting on the market and she needed a unique way to promote the house. Instead of doing another desperate listing video with a price drop, she created a lifestyle video that showcased the amazing community around the house.

The Video

Marie starts it off with an electric hook: “If you were to spend a Saturday with me in Spring Hill, Tennessee, here’s what we would do.”

Then, she walks you through a typical day: highlighting a coffee shop, a shopping center, a community pool, an organic garden, and then a 1960s diner. The setting changes make for an extremely engaging Reel, keeping the audience’s attention throughout.

This is a lifestyle video, not a listing video. But, about halfway through, while strolling through the neighborhood, she casually mentions, “Oh look—a house for sale,” and gives the camera a cheeky sort of wink.

Just a brilliant way to get more exposure on a property by selling the community as opposed to the specs of the house.

The Caption

It’s also important to note how she handled the caption.

Marie tagged the coffee shop, the shopping center, and the community so the viewers could learn more. Plus, those accounts might share the video. This is also great exposure for these local businesses. She finishes it off with the listing info and a simple call-to-action, “DM me for more information or a private tour.”

The best part is that she actually got an offer because of this Reel AND a call for a new listing. So, if you need a listing refresh, try a lifestyle video like this!

Marie broke it down on this week’s Walk Thru episode.

This is content that CONVERTS. I love showcasing posts like this that directly result in business, and that’s exactly what we are going to do on our Content That Converts panel at our in-person event BAM MANIA. Both Marie Lee and Jason Cassity will be on it. If you haven’t gotten your ticket yet, do it today because we are just TWO weeks away!
