Everyone SAYS local content is working well on Instagram

And we even have some incredible people teaching you the playbook to start creating your own (cough, cough, Alyssa Curnutt!).

But the reality is, those local videos often take quite a while and a bit of finesse to create.

This hack is something I love to use for amazing local content that you never even have to film! Here’s how you’re gonna do it:

Introducing: Instagram’s ‘Remix’ feature.

With Remix, you can create hyperlocal, high-converting content in under 10 minutes, even if you don’t have a single listing to share this week.

Before we start, I want to emphasize a few things that are REALLY important.

When you do this, you are using another creator’s content (in a totally safe way). But in my experience, I find it helpful to give extra props and credit to the original poster in my caption. Sometimes, I’ll even work to form a relationship with them via DMs to ensure they don’t feel slighted in any way!

Here’s exactly how to use it (and why it works):

What Is Remix on Instagram?

Remix allows you to take another creator’s Reel (that has remixing enabled) and layer your video next to or after the original. You’re not just copying, you’re adding value and giving additional exposure to the content itself! 

Here are the main formats:

  • Side‑by‑Side: Your clip plays simultaneously with the original. Great for reaction or commentary.
  • After Original: Your clip plays after theirs, which is ideal for follow‑up, punchlines, or your “take”.
  • Green Screen / Overlay: The original acts as a background while you talk or point out details.
  • Original Video: Add a new hook or location tag to the video, and add your input in the caption

Why this is a goldmine for real estate

  • You tap into existing momentum (trending content), so Instagram is more likely to show your take on it
  • You keep your content local by adding context (your city, your angle) instead of a generic take.
  • It’s fast: you’re not scripting and filming from scratch, you’re responding or adding commentary.

Remix is Instagram’s version of a duet; you can film a side-by-side reaction or commentary to someone else’s Reel. It’s fast, engaging, and powerful for local content.

And here’s the kicker: when you remix a trending Reel, you instantly tap into its momentum. Instagram favors Reels that ride trends and show originality. Remix does both.

Real Life Example: Remixing a Local Business

Let’s say you follow Four Seasons Scottsdale. They regularly post stunning Reels of the resort, spa, poolside views, and fine dining experiences.

You can tap the three dots on one of their Reels, go to “Remix This Reel,” and either record a 5–15 second hook like:

“Looking for luxury living in Scottsdale? This is the vibe you’ll find just minutes from some of my favorite homes on the market…”

Or just overlay a TEXT hook on the original video.

Here’s the remix I did using a written hook that reads:

“POV: you need a spa day in Scottsdale, and then you found… THIS:” 

Then, in your caption:

  • Add local insights: “This is one of my favorite spots to recommend to clients relocating to North Scottsdale. If you’re dreaming of this view on your next weekend, imagine living nearby.”
  • Tag and credit (the original account) @FSScottsdale in the caption.

Here was my caption:

As you’ll notice, I tagged and mentioned them in the caption as well. This isn’t required, but I think it’s a nice gesture and would highly recommend you do this!

This transforms your Reel into:

  • A relationship-building post with a local business
  • A lifestyle marketing tool for potential buyers
  • A high-quality piece of content you didn’t have to film yourself

Why This Strategy Works

  • It saves time: You’re building off beautiful content that already exists.
  • It’s highly engaging: The original video pulls viewers in, and your commentary adds personality and relevance.
  • It builds authority: You’re showing that you know the local area, not just the inventory.

Now I’m not saying this should be the ONLY content that you share; there’s a lot of value in creating your own unique content. But this hack can be a great way to fill the gaps in your content and highlight some local happenings in your area without spending much time!

Pro Tips for Remixing Local Content

  • Look for accounts like hotels, local restaurants, tourism boards, event venues, or city influencers
  • Keep your video short and high-energy
  • Always add your take and a call to action
  • Credit the original creator in your caption. Again, this isn’t technically required because Instagram will say ‘Remix by ___,’ but I think this keeps things professional and collaborative and even creates the opportunity for you to form a relationship with others in your area!

Call-to-Action Examples:

  • “Want to live 10 minutes from here? DM me ‘LUXURY’ and I’ll send over a curated list of homes.”
  • “Moving to Scottsdale? I’ll send you a local’s guide to spots like this. Just comment ‘SCOTTSDALE.’”

How to Use Remix for Local Real Estate Content

Step 1: Find a Trending Reel

  • Look for a Reel about housing market predictions, home tours, or a national real estate stat.
  • Tap the three dots and select “Remix this Reel.”

Step 2: Add Your Local Take

  • Record your video reacting to the Reel or breaking it down.
  • Or just add text on screen or a location tag as a ‘hook’ or a modification
  • Example script: “Here’s how this applies to [Your City]…”

Step 3: Write a Strong Caption with a CTA

  • Write a caption that gives input, and adds your own take or value to the post itself
  • Tag the original creator of the video (recommended)
  • Use a call to action to make sure you’re further connecting with your audience
  • “Thinking about buying in [City]? DM me ‘BUYER’ and I’ll send you my local guide.”

Final Thoughts

You don’t need to film every Reel from scratch to stay consistent. Remixing lets you create content in context, fast.
