After selling more than a thousand homes in the last five years, there’s one thing I don’t see nearly enough of in our industry: an upgrades and features list.

Why an Upgrades and Features List Matters

Not every home needs one of these. If you’re working with an entry-level property that hasn’t seen much love, or maybe needs a lot of work, this tool isn’t going to move the needle.

But if you’re representing a property packed with updates that today’s buyers care about? Then this piece becomes a must-have asset at your next listing.

Think of it as a way to connect the dots between the home’s features and the list price. Buyers aren’t just looking at square footage, they’re looking at value.

The Design That Stands Out

The first thing you’ll notice about this piece is the size. It’s 11 inches tall by 24 inches wide, big enough to get noticed.

We designed it to live on the kitchen island, dining table, or a high-traffic spot during showings and open houses. It demands attention in the right way.

Breaking Down the Details

The magic isn’t just in the format, it’s in how the upgrades are presented. For one of our listings, we grouped everything into categories:

  • Kitchen upgrades
  • Primary suite upgrades
  • Outdoor upgrades
  • Miscellaneous upgrades

This structure helps buyers see exactly how much work was put into each space. It’s no longer just “new floors” or “updated kitchen.” It’s a clear narrative of improvements that support the home’s value.

Photos, Print Quality, and Layout

I’ll be honest, this isn’t just some plain PDF you print at home. The upgrades are laid out next to high-quality listing photos, turning what could be a boring list into something that feels like a mini magazine.

And the print matters. We used thicker cardstock, giving it weight and presence on a countertop. This isn’t something buyers crumple up and toss; it’s something they hold onto.

One More Engagement Opportunity

Every chance I get, I’m adding a QR code. This upgrades and features list is no exception. The code drives buyers back to the property website, giving us one more way to capture their attention and keep them engaged.
