A new phase in how MLSs, portals, and home search platforms work together just went live.

Today, Realtor.com® unveiled Realtor.com®+™, a collaborative home search platform built directly with MLSs rather than layered on top of them. 

The launch starts with Canopy MLS in Charlotte, North Carolina, and already includes signed agreements with 15 additional MLSs, bringing the total footprint to more than 122,000 real estate professionals.

According to Realtor.com, the rollout represents the largest multi-MLS, co-branded portal collaboration since online MLS data sharing began. 

The platform is now live for all 20,000+ subscribers of Canopy MLS, with another wave of MLS markets expected to come online in the coming weeks and months. 

What Realtor.com®+™ is designed to do

Realtor.com®+™ is being positioned as a shift away from the traditional portal model where MLS data is licensed out and monetized elsewhere. Instead, Realtor.com®+™ is built to sit inside MLS ecosystems and preserve branding, attribution, and client relationships.

Realtor.com® CEO Damian Eales described the product as a modernization of the company’s original role in organized real estate.

How the platform works in practice

Realtor.com outlined five core ways Realtor.com®+™ is designed to function inside MLS and brokerage workflows. The company describes the platform as both a professional tool and a consumer-facing experience.

Realtor.com®+™ delivers the following capabilities:

  • Seamless integration into MLS ecosystems, which provides powerful tools and data insights directly through workflows professionals already use
  • Intuitive search and collaboration in a mobile-first tool, which enables MLS-based searching, listing sharing, client chat, and auto-planned tour routes in one platform
  • Strong brand continuity, which keeps agent, brokerage, and MLS branding prominent across every page while removing competing lead forms
  • Deep client insights to empower decisions, which gives real-time visibility into search behavior, preferences, and local market intelligence
  • A collaborative, transparent consumer experience that creates a guided, low-friction path from first click to close with real-time chat and direct connections

Taken together, the design aims to make MLS data, client collaboration, and branding part of the same digital workspace instead of splitting them across multiple tools.

The technology behind Realtor.com®+™

The platform is built on Zenlist, the collaborative search technology Realtor.com® recently acquired. Zenlist is already in use by leading MLSs, top brokerages, and more than 35,000 agents nationwide, giving Realtor.com® a mature technical foundation rather than a brand-new product.

Realtor.com® says the platform integrates directly into MLS systems, supports MLS data accuracy and attribution, and is accessible via app, desktop, and directly through MLS dashboards.

Beyond search and collaboration, Realtor.com®+™ is also positioning itself as a connective layer across the tools used before, during, and after a transaction. The company says several integrations will roll out over time, expanding functionality inside the platform rather than pushing users to external systems.

One of those integrations includes Realtors Property Resource®, which focuses on property data and local market context.

Transaction workflows are also being pulled closer to the search experience through future integrations with Docusign. Realtor.com® says the goal is to reduce friction by placing agreement management inside the same environment where clients are already collaborating.

Visualization is another area where Realtor.com®+™ is expanding beyond traditional listings through its planned integration with Hover.

Taken together, these integrations position Realtor.com®+™ as an extensible platform designed to grow alongside participating MLSs rather than ship as a fixed product.

Why Canopy MLS signed on first

Canopy MLS is the first live launch partner, with Realtor.com®+™ now available to all 21,000 of its subscribers. Canopy leadership framed the decision as a response to increasing platform consolidation elsewhere in the industry.

Anne Marie DeCatsye, CEO of Canopy Realtor® Association and Canopy MLS, explained why the partnership matters.

Regional Multiple Listing Service (RMLS) CEO Kurt Von Wasmusth framed the partnership in terms of competitive advantage and day-to-day utility.

As additional MLSs sign on, leadership commentary is starting to converge around a common reality. Building and maintaining advanced collaboration technology at scale is expensive, and most MLSs can’t do it alone without tradeoffs.

That point was underscored by Joe Rogers, CEO of MLS United, LLC, who framed the decision to join Realtor.com®+™ as both practical and strategic.

“At MLS United, we’re joining Realtor.com®+™ because we want our subscribers to have the best tools available to help them succeed and better serve their clients. The reality is, building technology like this is expensive, and most MLSs can’t do it alone – so working with Realtor.com just makes sense. Taken together, the comments from Canopy MLS, RMLS, and MLS United suggest Realtor.com®+™ is being viewed less as a single product and more as shared infrastructure. 

As more MLSs go live in 2026, the platform will test whether large-scale collaboration can reshape how portals, MLSs, and professionals work together around search, data, and transactions.
