For any real estate agent, social media can be an absolute game-changer—but knowing how to grow your following, get eyes on your listings, and generate buzz is the hard part.
Over the past year, my team and I have been analyzing what makes real estate posts on Instagram go viral. We’ve been studying everything—hooks, visuals, text, audio—and figuring out what resonates with viewers.
The goal? To elevate our listings and connect with a broader audience.
Here’s how we took my Instagram account from just 1.9K followers to over 40K in under a month, reaching more than 26 million views.
Step 1: Analyze What Works
Before we ever posted a reel, we spent months studying successful real estate content on Instagram. Why do some property videos blow up while others don’t? We honed in on four critical elements:
- Hooks: The first 3 seconds need to grab attention. Without a compelling hook, your audience will keep scrolling.
- Visuals: Clean, stunning, high-quality imagery is essential—especially when showcasing luxury properties.
- Text: Well-placed captions and text overlays make sure your key selling points are communicated without sound.
- Audio: The right music or voiceover needs to add emotional weight, enhancing the overall viewer experience.
Step 2: Start with Amazing Content
You can’t create viral reels without compelling content. Luckily, I had two incredible listings—Antlers Ranch and Red Hills Ranch—perfect for experimenting with these strategies.
I started with the Antlers Ranch, with a focus on showcasing the national park-quality land:
Growth was slow at first—just a few thousand views over the first couple of days. Then suddenly, the reel took off. It hit 10,000 views, then 70,000 overnight. It kept climbing, and before I knew it, the reel had hit 10.8 million views! That single reel alone added 16,000 new followers to my account.
Step 3: Replicating Success with the Red Hills Ranch Reel
Next was Red Hills Ranch. Here, we focused even more on the lifestyle the property affords:
I didn’t think I could hit those numbers twice. But this time, the momentum was even faster. It hit 100,000 views on the first day and eventually soared to 14.5 million views, bringing in another 20,000 followers.
Combined, these two reels brought some mind-blowing engagement:
- 871,000 Likes
- 415,000 Shares
- 94,000 Saves
- 9,800 Comments
- 11.78 years of total watch time!
Step 4: Maximize Reach
The question remains: Will these viral reels bring a buyer for one of my $85M or $65M ranch listings? That’s still to be determined.
However, the impact goes beyond just these two properties. These reels have given me a platform to market eight other listings, reaching a huge, engaged audience of potential buyers.

Here are my top tips for any real estate agent trying to make an impact on social media:
- Study What Works: Spend time analyzing successful posts from other agents and brands. Look at what’s working for them and how you can apply those principles to your own content.
- Create High-Quality Content: Invest in professional videography and photography. Your listings need to look impeccable—especially in a crowded marketplace like Instagram.
- Focus on Hooks: Those first few seconds are critical. Capture the viewer’s attention right away, or they’ll scroll past your post.
- Leverage Audio: Pair your visuals with the right music or voiceover. Sound is an important layer to your content that adds emotion and keeps viewers engaged.
- Be Consistent: Don’t just post one reel and expect immediate success. Keep testing, tweaking, and posting. The more consistent you are, the better chance you have of hitting that viral sweet spot.
