Want to ramp up your engagement on Instagram and get more leads in 2025?

We’ve been digging into what’s working for agents right now, and (spoiler alert) it’s not about reinventing the wheel. 

It’s about posting content that’s proven to grab attention and start conversations.

In this post, I’m breaking down three Instagram reels that are driving engagement for real estate agents and actually converting viewers into clients. I challenge you to implement these three reels into your strategy for the next four weeks and see how your results stack up.

3 Reels to Post in 2025 to Get More Leads

#1: Home Tours

Nothing grabs attention like a beautifully presented home. Start your reel with a compelling title that includes the area and price range—this hooks your audience instantly. 

For example: “Charming 3-Bedroom in Austin under $500K!” Or, simplify even more like Karina Grajcarek:

Beyond the hook, what’s the secret? Quick, engaging cuts of the most stunning parts of the home paired with trending audio. Highlight features that evoke an emotional connection, like a cozy fireplace or an entertainer’s dream kitchen.

To maximize interaction, use tools like ManyChat to automate comments and DMs. This not only boosts engagement but also gives you an efficient way to manage leads from your reel.

#2: Local Influencer-Style Reels

Show off your local expertise by creating content that celebrates your city. Think of this as your chance to become a trusted voice in your community. Highlight new restaurants, hidden gems, or seasonal activities like “Top 5 Things to Do in Chicago This Winter.”

The key is to keep these reels visually stunning and engaging—think cinematic vibes, not static interviews. Skip the overly produced or overly casual look and aim for polished, authentic content that draws people in, like this one from Ashley Burns:

Remember, relevance is critical, so focus on what’s fresh and exciting in your area.

#3: B-Roll with Value

Put yourself in the spotlight—literally—by using b-roll footage of you in action. Whether you’re walking through a neighborhood, working in your office, or meeting with clients, pair the footage with a voiceover or captions that deliver unique value.

What kind of value? Think hot takes, personal anecdotes, or fresh insights your audience hasn’t heard before. For example, share a quick reel about how you beat the average days on market average for your clients, like Sarah Roy did here:

The goal is to position yourself as the go-to agent by providing helpful, relatable, and original content.
