July 4th was yesterday… Labor Day is tomorrow.

Let’s get into some August content ideas.

Content Themes for August

In general, here are some themes to think about this month: heat, vacations, end of summer, back to school, rising rates, FOMO to make a move before the holidays, The Odyssey, Spider-Man, and most importantly, the start of college football.

As for content: Reels are crushing again.

I just listened to this video from Brock Johnson, and for the first time in what feels like two years, Reels are outperforming carousels in terms of engagement.

Even crazier… longer Reels are performing better. Average watch time has nearly doubled, meaning people are actually sticking around and watching longer videos.

You know what’s not crushing? Single-image posts.

Right now, they’re the lowest-performing content format on Instagram, with carousels absolutely smashing them.

So… make more Reels (slightly longer ones) and more carousels.

Of course, this is all subject to change by the time you’re done reading this blog.

End of Summer

Post a last-minute summer bucket list with things to do in your hometown before fall hits.

Highlight August hyperlocal events happening around your community.

This could also be a fun angle:

“You know summer is over in (your city) when…”

Back-to-School Content

Ideas:

  • Hyperlocal: Best places to buy school supplies
  • What this time of year means for your local housing market (buying vs. listing)
  • Fastest coffee spot after school drop-off
  • Favorite after-school snack spots
  • Best neighborhoods for walking to school

Mid-Year Goal Check-In

We’re more than halfway through the year.

Do a post updating your audience on your 2026 goals.

What have you achieved? What have you completely missed?

This can be a more vulnerable, non-real-estate-related post that helps people connect with you and become invested in what you’re working toward.

Holidays

August 26th: National Dog Day

Feature your dog.

Or go hyperlocal:

  • Best dog parks
  • Favorite places to walk your dog
  • Best dog-friendly restaurants or coffee shops

August 29th: College Football Starts

If you’re a sports fan like me, this is a huge deal.

It’s been a rough few months with only baseball… and I actually love baseball.

The biggest matchups kick off Labor Day weekend, so you could save your football content until then.

If you live in a college town, now is the perfect time to go hyperlocal:

  • Best tailgate spots
  • Best places to watch the game
  • Game-day traditions
  • Behind-the-scenes Stories that show your personality and help people connect with YOU

On the football note, fantasy football drafts are happening this month.

A fun hyperlocal post idea:

“Best places in (your city) to host a fantasy football draft that aren’t your house.”

Or even better…

Feature a listing that would be the ultimate fantasy football draft house.

Big TV. Huge living room. Perfect setup.
