April is prime time for content creation.
Q1 is officially in the rearview, people are locked in on their goals, and decisions are getting made in real estate. The spring market is moving, buyers and sellers are paying attention, and the weather finally makes it enjoyable to get out, shoot content, and showcase your market.
That was way too positive of an intro.
No excuses this month. Let’s get into it.
April 1st: April Fools’ Day
Every day kinda feels like April Fools’ Day. We constantly feel like we are being pranked, so we are built for this!
Post an outrageous hook in a carousel or Reel, then flip it with “April Fools.”
Example: “Mortgage rates drop to 3%…”“April Fools. Here’s what’s actually happening…”
Send an email with a wild subject line like “I’m retiring from real estate.”Then hit them with: “Just kidding. Hard to retire when you have 5 brand new beautiful listings!”
Or better yet, don’t do anything at all to address this holiday because it is for FOOLS.
April 1st: National Walking Day
Celebrate National Walking Day with some hyperlocal content:
- Share your favorite, most scenic walking trails in your area.
- “Walk and talk” through a neighborhood and give your thoughts.
- Highlight the most walkable pockets of your market.
- Start a video with, “Gas prices too high to drive? Don’t worry, in this neighborhood you won’t need a car.”
- Show listings where you can actually live without needing your car every 5 minutes.
Btw, you don’t have to post these today because of “National Walking Day,” these ideas are evergreen and a fun angle regardless of when published.

April 5th: Easter
Family, community, and hyperlocal content all in one.
List local Easter events, egg hunts, and brunch spots.
Example:
“Best Easter brunch spots in [your city]”
Show what your family does on Easter in IG stories. You don’t always need to have some value or real estate tie-in.
April 9th–12th (Thursday–Sunday): The Masters
If you’re hosting an open house this weekend, put the Masters Golf Tournament on. The music alone makes people feel like they are relaxed and at home.
Play off the tagline: “A tradition unlike any other.”
- That client who ghosts you for 3 months then wants to see 12 homes in one day… a tradition unlike any other.
- Spending your commission before closing… a tradition unlike any other.
- “Just one more showing” after you planned the perfect route… a tradition unlike any other.

April 15th: Tax Day
This is prime time to lean into financial, educational content.
- Break down tax benefits of homeownership in a simple, non-boring way.
- Share tools you use to track expenses (this hits both agents and consumers)
Funny post idea:
“Things I tried to write off this year as a real estate agent.”
April 18th: Husband Appreciation Day
This is low-key great for personality content. Get hyperlocal:
“POV: the perfect day for my husband in [your city]” (restaurants, golf, bars, etc.)
Or you can do a funny post about what your spouse deals with during your busiest seasons:
- Weekend showings
- Late-night calls
- Canceled plans…
April 20th: 4/20 (IYKYK)
Know your audience here before you post.
- Best “munchie” spots in your city
- Your go-to snacks between showings
- “Best views in [your city] to relax and reflect”
- If relevant: how dispensaries have impacted your local market
April 22nd: Earth Day
Eco content… hit or miss, but still usable.
- Simple home upgrades that improve efficiency.
- Energy-efficient features buyers actually care about.
- “Greenest neighborhoods” in your market (if you can make it interesting)
