Most people fall in love with a home online long before they’ve figured out if they can actually afford it.

Mortgage calculators are confusing. Pre-qualification sounds intimidating.

And that’s exactly where real estate and mortgage broker Selene Hanna steps in.

Her short, scroll-stopping reel explains affordability in the simplest way possible.

Her video starts like a scene from everyday life: a buyer swooning over a home on Zillow (been there). Within seconds, the friend character jumps in to deliver the line that hooks you.

“You don’t know the qualification hack?”

That’s when Hanna drops her in-the-know mortgage affordability formula:

Mortgage + monthly debts → then double it.

It’s not exact, but it’s a quick, realistic way for buyers to get a sense of how much income they’ll need to qualify for a home loan.

And the way she delivers it makes all the difference.

Turning Finance Into a Friendly Chat

Instead of explaining debt-to-income ratios in a static talking-head video, Hanna plays both roles in a casual, two-way conversation.

One voice is the curious home shopper; the other is the friend who “knows a guy.” The back-and-forth instantly disarms viewers because it mirrors real conversations happening every day between buyers and their friends.

At one point, the buyer interrupts with, “Woah, woah. You lost me at mortgage payment.”

It’s the exact moment where most viewers might tune out of a typical educational reel, but Hanna keeps them hooked. The “friend” character breaks it down step by step, walking the buyer through Zillow’s estimated payment, adding a car loan, and doubling the total.

By the time the friend explains, “That’s called your debt-to-income ratio, and lenders typically don’t want it to exceed 50%,” the audience feels like they just learned something important without ever feeling lectured.

The Math Hack Buyers Actually Remember

Here’s what makes Hanna’s approach stand out: she gives viewers a simple, repeatable rule of thumb that’s easy to apply in real life.

It’s approachable enough to share with a friend, but accurate enough to encourage the next step: connecting with a lender or agent.

She also builds in small wins throughout the dialogue.

When the buyer says, “But I just paid off my student loans,” the friend responds with a cheerful, “Congrats!” It’s a small moment, but it humanizes the topic and keeps the tone positive.

This isn’t just a skit; it’s a mini masterclass in how to turn an intimidating process into something empowering. By using storytelling instead of a sales pitch, Hanna earns trust faster than any static explainer ever could.

Why It Works (and What You Can Learn From It)

This reel hits every mark for modern real estate content. It’s educational without being heavy, conversational without feeling scripted, and designed to make complex information instantly digestible.

It works because:

  • It teaches something useful in seconds. Buyers walk away with a real formula they can apply immediately.
  • It feels like entertainment, not advertising. The dialogue keeps energy high while still building credibility.
  • It’s shareable and repeatable. Viewers can easily explain it to others, turning education into organic reach.

The final line ties it all together. When the buyer asks, “Who taught you all this?” the friend answers, “I just follow Selene Hanna on Instagram.”

Which immediately raises the question, “What am I missing if I’m not following Selene Hanna?

If you’re creating content for buyers, take a page from Hanna’s playbook.

  • Simplify your message.
  • Turn data into dialogue.
  • Teach people something that makes them feel smarter after watching.

When you do that, you’re not just marketing, you’re making your audience’s life a little easier. And that’s the kind of content people remember and share.
