The 10 Scripts Every Agent Needs in 2026
1. “I Have a Friend” Script
This is for the buyer who wants a friend to write the offer or plans to go directly to the listing agent to “get a better deal.”
The foundation of this script is transparency. You present the three possible paths and show the buyer which one protects them and puts them in the strongest negotiating position.
As Byron pointed out, consumers sometimes think they can save money by skipping professional representation. They don’t see how much they actually stand to lose by going DIY on strategy.
2. Overpriced Listing Script
When sellers anchor high, this script gets them aligned with the market by introducing three pricing strategies. Each strategy has a different speed and risk.
This allows the seller to choose the approach instead of feeling pressured into a price reduction later.
3. “Another Agent Will Do It Cheaper” Script
Money objections are coming heavy right now. Competitors will offer discounts to win the listing and hope the seller does not ask questions.
This script resets the conversation around net proceeds and negotiation skill. When they understand what they keep, cost becomes less compelling.
4. Old Buyer Lead Reactivation Script
There are hundreds of buyers who want to act but have pulled back due to fear or fatigue.
This script reactivates them with timing, clarity and an easy yes or easy no. You are not chasing them. You are inviting them back into motion.
5. Online Home Valuation Seller Lead Script
Homeowners want to know what they could get if they sold today. But that curiosity rarely turns into an appointment.
This script positions the 10–15 minute walkthrough as the only way to deliver an accurate valuation. Make it helpful. Make it quick. Make it easy to say yes.
6. Buy Now vs Wait Script
This is the paralysis killer. Instead of predicting the future, you walk buyers through two side-by-side scenarios so they can compare monthly payments, risk tolerance and life timelines.
Byron summed it up by saying there’s no right answer for everyone. There’s a right answer for right now, based on your client’s needs and goals as well as what the market is offering them.
7. Long-Term Seller Nurture Script (One Year Out)
Some sellers know they are selling but cannot move yet. Without a clear plan, they can easily drift into someone else’s pipeline.
This script sets a recurring schedule for value touches, keeping the relationship warm until the moment they are ready.
8. Pre-Inspection Buyer Expectation Script
If anxiety spikes before the inspector arrives, panic can take over fast.
This script normalizes the process early by explaining the three buckets of inspection items. When buyers expect small fixes, they do not panic when they see them.
9. Saving the Deal During Inspection Script
This is the follow-through that keeps deals together.
You focus the negotiation on only the most important repair requests and remind buyers why they chose this home in the first place.
10. Waiting Until [X] Script
Buyers and sellers often say they are pausing until “rates drop,” “home prices go down,” or “after the holidays,” which usually means after New Year’s, which then stretches into spring.
This script gives them two simple options to maintain momentum without overwhelming their schedule. Because a delay should never mean a full stop.
