A recent article on Realtor.com reveals the top ten retirement towns for 2024. And these neighborhoods have it all:

  • Great weather
  • Easy access to urban centers (without being in the thick of it 24/7)
  • Close proximity to medical centers

And on top of all that, these 10 retiree-friendly towns are affordable

Sun City Center, FL, takes the number one spot this year after coming in third the year before. This community offers the winning combination of a warm beach and proximity to a big city—both of which are big draws for retirees. 

This top-ranking retirement town, on the south side of Tampa, [offers] buyers easy access to the beach and to the amenities and resources of the large metro area.

The same can be said of other top-ranking retirement towns, all of which provide excellent weather along with proximity to top medical centers: 

  • Green Valley, AZ, is just outside Tucson
  • King City, OR, is just outside Portland
  • The Villages, FL, is just outside Orlando

Many retirees are drawn to communities that are removed from sprawling urban centers, not just to avoid the traffic and congestion but also because these towns are often more affordable. 

These areas tend to be more affordable than areas within the city center and still benefit from proximity to the area’s health care system, entertainment, and other activities.

While six of the ten retirement spots have year-round sunshine, three are in the Northeast (specifically New Jersey), and one is in the Pacific Northwest, proving that sometimes retirees prioritize urban appeal over sweater-free living. 

The New Jersey locales on this year’s list are all near one another and within convenient driving distance of both Philadelphia and New York City. These areas may appeal to local retirees hoping to stay in the Northeast, perhaps to be close to family.

What makes a town retiree-friendly?

To identify the best towns for retirees, Realtor.com collected the median list prices for all U.S. cities over the past year, along with median age data from the Census Bureau. 

From there, Realtor.com economists sifted through all the single-family, condo, and townhouse listings over the past 12 months to calculate the percentage of those listings that used specific keywords indicating a retiree-friendly community. 

The results show Americans looking to retire in the near future have plenty of affordable options all over the country.
