Posting Local Content? Do These 3 Things If You Actually Want Clients From It

If posting more hyperlocal content is on your 2026 to-do list… or if you’ve ever wondered “Why isn’t Instagram working for me?”  this post is for you.

Because here’s the hard truth: posting local content simply isn’t enough. 

If you post videos about the best restaurants, new businesses, or fun places to take the kids, and assume that when someone’s ready to buy or sell, they’ll remember you’re an agent and reach out? They likely won’t.

You have to have a strategy and show up intentionally.

Local content gets you attention, but connection is what turns that attention into actual clients.

Here are the 3 things you need to be doing if you want your local content to turn into closings:

1. Be Active in Stories (And Show You’re a Real Estate Agent!)

If someone finds your reel about the best coffee shop in town, they need to know that the person who posted it also happens to be a top-notch real estate agent. (No, that doesn’t mean slapping your logo on videos. Please don’t!) 

So how do you do that? Show up in your Stories consistently. My posts are only 20% real-estate related, 80% local content. But in Stories, it’s closer to 60% real estate, 40% local/personal content.

Here’s how to do it well:

  • Share behind-the-scenes from a showing or listing prep
  • Tell a story about the recent closing you had and the crazy inspection story
  • Share a DM you got from someone who asked you to be their agent OR asked a real estate-related question (normalize people DMing you to ask questions so other followers see it as “okay to do.”
  • Post videos from the home you just toured and share your thoughts on it
  • Talk about the parts of real estate you genuinely love

Make sure to include peeks at your own personal life too (school drop-off, mom/dad life, workouts, errands) so people can get to know (and like!) you. Also include snapshots of you out and about in the community: the date night you had downtown, you at your favorite ice cream shop to take the kids, or where you went for an evening hike.

The goal is simple: don’t let people forget that you’re in real estate AND post things that will create relatability/conversation (more on that in a minute!)

2. Post Polls That Create Opportunity

This is one of the most underused tools on Instagram…and one of the absolute easiest ways to get leads without feeling salesy.

Polls are an easy way to let people raise their hand without sending a message.

And when you know what to ask, they give you a built-in reason to follow up.

Here are some easy real estate poll ideas:

  • “Thinking about moving in 2026?” Yes / Considering it! / No way – love where I live!
  • “Do you know what your home is worth?” I’m curious / Not sure…
  • “Do you plan to buy or sell in the next year?” Buy / Sell / Maybe

I will almost always include polls when I talk about real estate, and most times, I don’t include a question. If you hit the poll sticker, you can just leave the question space blank and only provide answer options (it will omit the question part of the sticker). 

My go-to is: “Thinking about buying but don’t know where to start!”/ “I want to sell but have a question!” / “I have a different real estate question”

You’re not just collecting answers here, you’re opening a door to conversations.

3. Be Social (Like… Actually)

When someone votes in your poll, send them a DM about it.

If someone comments on your reel, respond with more than just an emoji.

Someone reacts to your story with a laughing emoji or a heart? Talk with them about it.

You don’t need to be salesy, you just need to show up as a real person who follows up.

This is where trust is built. This is how complete strangers become warm leads. And this is how content turns into clients.

Hyperlocal content can grow your audience, get more eyeballs on your brand, and attract people who live in your market. But connection is what converts.

So yes, make the videos. Post about your favorite coffee shop, the best playground, and the new wine bar in town.

But also… show up in Stories. Post the polls. Start the conversations.

That’s how you become the local agent people remember.
