Did September even happen? Feels like it took two seconds.

It’s already October 1st, and that means four things: The fourth quarter has started, it’s the best time for sports, things are getting spooky, and I have some content ideas for you to crush it this month.

Starting today, you have carte blanche to post Halloween-type content for the next 31 days. A month-long trendjack that will boost your engagement and remain hyper-relevant until November 1st.

Let’s rapid-fire here.

Halloween & Spooky Content

1. Creepy Findings on Your Real Estate Journey

Post all the unsettling things you come across: eerie crawl spaces, creepy basements, weird wall scribbles, unsettling doll collections. Make it a signature series that people look forward to seeing.

Add spooky audio for extra effect. Just type in the words “creepy, spooky, or Halloween” on Instagram, and it will give you a list of audios that are perfect for this month.

2. Horror Movie Memes

Use clips from horror movies with real estate captions that DO NOT insult your clients.

3. Haunted Hyper-Local

Spotlight rumored haunted homes, hotels, or places in your local market. Everyone loves a good ghost story, and it would be fun to dive deeper into the scariest places in your market.

4. Neighborhood Decorations

Do a “Top 5 Creepiest Halloween Yards” in your market. Everyone knows that house that goes over the top. Showcase it. Maybe even interview the homeowner to see why they spend so much time putting up $5,000 worth of skeleton decorations every year. 

5. Pumpkin Content

Drop off pumpkins and carving kits to clients, hold a pumpkin giveaway, or carve your logo into one for content (don’t do that, actually). You can also do a carousel post that provides value, like the Top 3 Places To Pick Pumpkins in (Local Market).

6. Halloween Decorations Tour

Walk or drive around neighborhoods showing off the wildest decorations. Add commentary about the homes, neighborhoods, and market insights while you film. List the best neighborhoods to trick or treat and why.

7. Good or Bad?

Should sellers decorate their house for Halloween if they’re listing it? Break down pros and cons and share your opinion.

8. Local Halloween Events

Post a hyper-local guide to haunted houses, pumpkin patches, parades, and parties. Tease out some of the events and then do it as a downloadable guide to get emails.

9. Candy Reels & Stories

Rank your favorite candies and ask your followers to debate. Or bring candy bowls to an open house and film what people choose. You don’t even need to put a real estate twist on it, but it will get action in the comments. Everyone feels a certain way about candy corn if you want to get people fired up.

10. Costume Showings

Shoot a listing tour in a Halloween costume. Or better yet, don’t do that.

11. Pumpkin Spice Content

Highlight your favorite local coffee shop for seasonal drinks. Try to collab with them for cross-promotion.

12. Tell Your Real Estate Horror Stories

Perfect for short-form video. Share the scariest or weirdest things that have happened on the job. 

Fall Content 

Best Local Fall Spots: Share your favorite cozy coffee shops, brunch spots, apple orchards, or hiking trails in your area.

Market Seasonality: Explain how fall affects buyers and sellers.

Perfect Fall Weekend in [Your City]: Map out a day from the farmers market to a local football game to dinner at your favorite spot.

October Dates to Trendjack

October 1: Baseball playoffs have started. If you’re a fan of a team that’s still in post about it. People want to get to know YOU. I almost broke my TV watching the Yankees strand the bases loaded with no outs last night.

October 3: Mean Girls Day. On Wednesdays, we sell houses. 

October 4: National Taco Day. Share the best taco spots in your market.

October 10: World Mental Health Day. Could be a good day to raise awareness for an issue affecting someone you know. Maybe highlight a charity you work with. 

October 14: National Dessert Day. Poll your followers on the best local dessert.

October 17: National Pasta Day. Highlight your favorite Italian restaurant.

October 31: See above for all the other ideas.

Still relevant hyper-local Fall content: tailgate traditions, what restaurants have the best “football food” and favorite bars to watch the games.

Social Media Tips for this Month

  1. Use the Edits app to publish your Reels. The Instagram CEO has said this helps with engagement
  2. Post more carousels. Try mixed-media carousels, meaning swipers with both static images AND videos.
  3. Use spooky audios all month.
