If you’re a listing agent juggling multiple properties, you know how hard it can be to stay in touch with the people who actually want to talk to you about real estate.
Circle prospecting works—we’ve seen it time and time again—but let’s be real: dialing hundreds of numbers isn’t always realistic when you’re running a busy real estate business.
That’s why I’ve been experimenting with a tool that’s giving me leverage and results. And I want to walk you through how I’m using it to turn cold leads into warm conversations.
The Problem: Too Many Listings, Not Enough Time to Prospect
Over the past few weeks, I’ve been actively marketing nine new listings at once.
That’s a great problem to have, but it also means my time is spread thin. And while I know that outbound calls are one of the best ways to get more eyeballs on my listings, I simply didn’t have the hours in the day to hit the phones the way I wanted to.
So the question became:
How can I replicate the effectiveness of circle prospecting without sacrificing hours of my day?
The Solution: Ringless Voicemail with Sly Broadcast
That’s when I revisited a tool I’d used in the past: Sly Broadcast. It’s a ringless voicemail platform that lets you record a message, send it to a list of contacts, and receive callbacks, all without the phone ever ringing on their end.
Here’s how it works:
You upload a voicemail message you record yourself, and Sly Broadcast sends it directly to your contacts’ voicemail inboxes using your phone number. If they’re interested, they call you back. And just like that, you’ve started a conversation without ever having to cold call.
What I Did (Step by Step)
To test it out, I focused on a property we had just placed in escrow. Here’s the exact process I followed:
#1: Got a Targeted List
I reached out to my title rep (a trusted source) and asked for a list of 1,000 phone numbers for homeowners in the area surrounding the listing. Of course, you’ll want to make sure your in full compliance here (more on that below!).
#2: Wrote and Recorded a Script
I wrote this concise voicemail script to introduce myself, mention the recent sale in their neighborhood, and invite them to reach out if they’re curious about the value of their own home. I recorded it directly in the Sly Broadcast platform.
#3: Launched the Campaign
I uploaded the contact list and sent out the voicemail to 500 people in the area.
The Results
Within a few hours, I received three callbacks from homeowners in the neighborhood. None of those calls have turned into listings yet, but that’s three meaningful conversations I wouldn’t have had otherwise.
And for just $60 (the cost of 1,000 voicemail drops), I’d call that a win.
Sly Broadcast also offers a subscription model, but I’ve found that buying the voicemails in packages works just fine for now.
Why It’s Worth Trying
If you’ve got a new listing and want to generate interest in the surrounding area without spending hours on the phone, this is a no-brainer. It’s quick, scalable, and most importantly, it works.
Circle prospecting doesn’t have to be time-consuming. With the right tools, you can still create those connections and build those conversations without burning out or sacrificing the time you need to actually run your business.
A Few Necessary Caveats About Compliance
Before you dive headfirst into ringless voicemail campaigns, let’s talk compliance—because the last thing you want is a TCPA violation showing up with your morning coffee.
The Telephone Consumer Protection Act (TCPA) and General Data Protection Regulation (GDPR) have made it more challenging to reach consumers via their phone numbers without clear permissions and opt-ins. That’s not a bad thing. But it does mean you need to be intentional and informed when using tools like Sly Broadcast.
According to Sly Broadcast’s own guidelines, one of the biggest benefits of ringless voicemail for real estate is “better compliance.” Here’s what they say:
“TCPA and GDPR has made it harder to reach consumers without permissions and opt-ins, sending some outreach campaigns scrambling to find alternatives. Ringless voicemails could provide the answer to these issues as long as agents and organizations continually check rules and regulations.”
The key phrase here: as long as agents and organizations continually check rules and regulations. That means:
- Don’t blast voicemails to people on the Do Not Call list.
- Don’t skip the opt-in where it’s required.
- And definitely don’t make misleading or overly salesy claims in your script.
Keep your messaging informational, professional, and local. For example, you’re not saying, “Sell your house (with me) today!”—you’re letting neighbors know a home nearby just sold and offering info if they’re curious about their own home’s value.
Subtle difference? Maybe. But it’s one that could save you thousands in fines.
When in doubt, consult your broker or legal counsel, especially if you’re scaling these efforts. Smart marketing only works if it’s also safe marketing.
