If you’ve got a vacant listing and a marketing budget that’s already stretched thin, here’s some good news: You can make that property stand out without spending a dime on staging.
We’ve tested it. It works. And now, you can do it with tools you’re already using.
Let me walk you through exactly how we use ChatGPT’s image capabilities to virtually stage homes. No Photoshop required, no paid platforms, and no complicated workflows.
Let’s get into it.
From Photoshop to ChatGPT: How AI Is Changing the Game
Before ChatGPT offered free image generation, our team was using Photoshop’s generative fill to digitally stage rooms. It worked, but it wasn’t always fast. And it definitely wasn’t free.
Now, thanks to ChatGPT’s new features, you can stage any room with just a few clicks and the right prompt.
And the best part? It’s actually pretty simple.
Step 1: Upload a Quality Photo of the Space
Start by grabbing the best photo you’ve got of the vacant room. Lighting, clarity, and composition matter; AI can enhance what’s already there, but it can’t work miracles on blurry, dark, or awkward angles.
Once you have that photo ready, drag and drop it into ChatGPT.
Step 2: Let ChatGPT Do Its Thing
You’ve got two options here:
#1: Let ChatGPT auto-stage it.
This is what we did with one of our recent listings. We didn’t even add a prompt. We just uploaded the photo, and ChatGPT filled in the room based on its own AI model.
#2: Use prompts to customize the style.
If you want a specific vibe (mid-century modern, luxury minimalist, cozy farmhouse), you can tell ChatGPT exactly what kind of furniture or aesthetic you’re going for.
Step 3: Use One Great Result to Create a Reusable Prompt
Here’s where the real hack comes in.
If ChatGPT stages one of your photos in a way that feels perfectly on-brand for the listing—clean, cohesive, and aligned with the style of the home—ask it to generate the exact prompt it used.
Literally say:
“What prompt would you use to recreate this style?”
Save that prompt. Then use it to stage every other room in the house for visual consistency across all your listing photos.
What to Keep in Mind Before You Dive In
This isn’t instant, and it’s not unlimited. There are two things you need to be aware of before going all in:
#1: It takes time.
This isn’t like uploading to Instagram. One of the virtual staging jobs we ran took more than 24 minutes to render. Be patient and let it work.
#2: There are image generation limits.
ChatGPT is currently limiting how many images you can create in a given time period. You probably won’t be able to generate dozens of versions in one sitting. So, choose your photos wisely.
Want to Have Some Fun With It?
Once you’ve nailed the listing photos, go ahead and experiment a little. I ran one prompt that ended with me on a horse in the middle of a battle scene.
Not exactly MLS material, but definitely entertaining.
If you give this a try, I’d love to see what you come up with. Tag me in your staged photos, wild or not. Let’s see how far we can take this free AI tool and turn more heads on your next listing.
And as always, if you found this helpful, please make sure to share it with somebody you know.
