Everyone loves when they have a listing that hits the market and sells the first weekend.

But what do we do when the house is sitting on the market?

What kind of value are you communicating when you don’t have many updates? And how do you keep track of all the high-value information you’re providing your seller on all the important updates related to their home?

That’s where this week’s free template comes in.

As certain houses are now sitting on the market longer than they did in 2021-2023, I’ve been thinking about what I can do to provide more value and really communicate with my sellers at a higher level, rather than just some check-in call whenever it feels like the appropriate time.

So, I created a weekly list that goes over high-level updates that I think are worth a check-in every single week.

Get the Template

Once you have your weekly update list, you can use it to make sure you’re staying in touch with your sellers the way you need to be.

For example, use your checklist to keep track of the following every week:

  1. How many showings has your seller’s property had this week?
  2. What marketing pieces were shared (email, print, social media)?
  3. Any new listings nearby?

Activity that is happening nearby is really relevant for your seller to know. Because if another home in their neighborhood sold or was listed recently, it could impact the value of their home.

That definitely falls into the category of things they need to know on a weekly basis.

Other details worth tracking and sharing:

  1. How many conversations are you having about your seller’s property with other people?
  2. Have you received any offers?
  3. Have any houses nearby gone under contract?
  4. Have any other homes closed escrow nearby that are worth sharing?
  5. Did you have any open houses?

The reality is, as real estate agents, I know you are doing all of this. The problem is I don’t think we are communicating it with the seller enough.

So, with this weekly update checklist, you can set a time in your calendar every week to call your sellers. Then, you can go through these eight items over the phone. And at the end of that phone call, email it over to them to show all the work you’re putting in.
