I just finished watching a Megan Kirkham reel. Then I watched it again. And again. And I can’t be the only one. At the time of writing this, the reel has racked up 1 million views.

Wanna know why?

First of all, the music, a perfectly chosen throwback from Hannah Montana, hits right in the nostalgia center of the brain. Paired with the visuals, it gives the whole video an emotional punch I did not see coming.

Then the other thought kicks in:

How many Realtors are doing this for their buyers on key day?

Hard to say. But it’s probably not many.

Curious? Take a look for yourself:

Read on to see why this post works so well and what you can take from it.

Why This Post Works

Megan’s reel works in part because she captures a moment buyers remember for the rest of their lives.

Closing on a home carries a lot of emotion. After weeks or months of searching, negotiating, and waiting, the buyers finally get to walk into their home. Instead of posting a generic “Just Closed” image with her clients, Megan leans into that moment and turns it into a celebration. And then some.

Her caption sets the tone right away:

“POV: it’s key day and I’m your realtor.

“And we’re not doing basic.”

And she means it.

The reel shows Megan getting the house ready before her clients arrive. She’s unpacking items, setting things up, and making sure the home already feels welcoming the second the buyers walk through the door.

Some of the touches shown in the video include:

  • An 85-inch flatscreen TV mounted and ready for movie night
  • Balloons at the door that say “Welcome Home”
  • A houseplant to bring some life into the space
  • A custom welcome mat with the family’s last name
  • Kitchen items waiting in the home
  • Treats for the dog, because the dog is moving in too

Did you miss the part about the 85-inch flatscreen? Of course, you didn’t. Because who does that, right? How many agents would go that far to make their clients’ jaws hit the floor on the day they move in?

Megan sums up the spirit of it in the caption:

“First homes deserve big energy, big celebrations, and big screens for all those future memories.”

Not only does she help her clients celebrate in a way that feels meaningful, but the video becomes a piece of proof about the value and care she puts into every transaction.

What Agents Can Take From It

Posts like this remind agents that some of the best marketing moments in real estate happen after the deal is done. Key day gives you a natural opportunity to create something memorable for your clients and engaging for your audience.

Wondering how to create similar content, even if you’re not planning to buy every buyer client a huge flatscreen?

Start by focusing on moments that already carry emotional weight in the transaction.

A few ideas you could take from Megan’s approach:

  • Go beyond the expected. A thoughtful setup inside the home can turn key day into a moment clients will remember for years.
  • Celebrate the milestone. Buying a first home marks a major life moment, and treating it like a celebration makes the experience feel meaningful.
  • Document the preparation. Filming the setup before the buyers arrive gives viewers a behind-the-scenes look at the effort behind the moment.
  • Add personal touches. Items like a custom welcome mat, a plant, or treats for a pet help the home feel welcoming right away.
  • Choose music that supports the story. A song tied to home or new beginnings strengthens the emotional tone of the video.

Moments like this build trust, goodwill, and word-of-mouth. Buyers remember how they felt when they first walked into their home. Their friends and family hear that story later.

Experiences like this help you stand out as an agent and build a reputation that travels.
