Well, that was the longest January in the history of Januarys. Not sure why, but it felt like this month was never going to end—and I wasn’t even doing it dry. That’s actually why I’m writing this blog a day early—I just can’t take it anymore.

Now that we’ve survived, let’s get into the February content ideas for real estate agents. Oh, and by the way… February 5th is the most important day in real estate history.

February 2nd: Groundhog Day

A groundhog can’t predict the weather, just like Zillow can’t determine your home’s true value. There’s your tweet—go ahead and screenshot it into a post.

This literally feels like Groundhog Day because I wrote this exact same thing last year.

If you think about Groundhog Day, you probably think about the movie where Bill Murray relives the same day over and over again. This is a great opportunity to post Reels about your real estate routine:

  • Waking up, checking the MLS, getting ghosted by a client, doing a showing, writing a contract, pouring a drink… repeat.
  • Hook: “Well, it’s Groundhog Day… again.” Then montage your day-in-the-life.
  • What’s a pain point that keeps happening to you? Post about it.
  • You can also highlight repeat wins, but let’s be honest—failure is funnier and more relatable.

February 2nd: The Grammys

The Grammys always produce meme-worthy moments. Keep an eye out for anything viral.

Use trending audios from Grammy winners under your content.

February 5th: BAM Pro Bowl II

If you attended last year, you already know this is the best virtual event in real estate. Not your typical boring webinar—this one is actually entertaining. And it’s free.

Hook: “The best slice in [your city] is…”

Reminder: You don’t have to go to the actual pizza place—just green screen your list and save yourself the trip. But let’s be real, eating the pizza on camera is way more engaging.

February 9th: Super Bowl (Way Less Important Than BAM Pro Bowl II, But Still…)

The Super Bowl is in New Orleans, and the matchup is a rematch between the Chiefs and Eagles. People are pretending they won’t watch it, but they will.

Content Ideas for the Super Bowl

  • Kendrick Lamar is performing at halftime, so his audios will be trending. Get ahead of it.

This happened last year: 

  • New Orleans agents:
    • How the Super Bowl is impacting rentals, Airbnbs, and the economy.
    • What the vibe is like in the city right now.
  • Kansas City and Philly agents:
    • What’s the real estate market like in a Super Bowl city?
    • What’s it like selling a house to an NFL player?
    • What $X gets you in Kansas City vs. Philadelphia.
    • Parade content: Where it will be, when (don’t jinx your team).
  • All Realtors:
    • If you don’t want to watch the game at home or aren’t going to a Super Bowl party, here are three great spots with a good vibe and fewer crowds.
    • What it’s like to be a real estate agent at a Super Bowl party.
    • When you get invited to a Super Bowl party at your friend’s new house but they didn’t use you to buy it.
    • Handing out business cards at your Super Bowl party.
    • Writing offers during the Super Bowl.
    • Finding ways to bring up real estate at the party.
    • Funny/skit ideas (yes, I recycle these every year):
      • What it’s like to be a real estate agent at a Super Bowl party.
      • When you get invited to a Super Bowl party at your friend’s new house but they didn’t use you to buy it.
      • Handing out business cards at your Super Bowl party.
      • Writing offers during the Super Bowl.

February 14th: Valentine’s Day

Rapid-fire post ideas

  • Five ways to make your home more romantic
  • The most unromantic spots in your hometown
  • Five Valentine’s Day dinner spots that won’t break the bank
  • Things to do on Valentine’s Day if you’re single
  • A post about what you love about your hometown
  • A post about what you love about real estate
  • “Who are you in a relationship with?” (Escrow reps, title reps, mortgage brokers, clients, etc.)

Some agents make dinner reservations and give them to clients, but this can backfire if you forget and screw over the restaurant. Just saying.

February 20th: National Love Your Pet Day

Post about the best places to take your pet in your local market—dog parks, groomers, pet-friendly beaches, etc.

February 23rd: The Oscars

Highly unlikely we’ll get another “slap” moment, but there will be meme-worthy moments.

Post ideas:

  • Non-real estate content—talk about your favorite movies.
  • Post Instagram story polls: Best movie? Best actor? Biggest snub?

February Social Media Tips

  • Use keywords in captions and comments. Instagram is becoming more SEO-focused, so keywords help your content get discovered.
  • Reels can now be three minutes long—try long-form content.
  • Check Instagram Insights and pay attention to View Rate. If people aren’t watching past three seconds, rethink your hooks.
