By the time summer turns to fall, a fair number of the leads you were nurturing back in spring have probably gone quiet. Maybe the market shifted, maybe life just got extra busy. Somewhere along the line, though, the follow-up stopped.

Reaching back out after months of silence feels awkward (for both sides). And that’s best-case. Lead with a “just checking in,” and it goes downhill real quick.

Speaking for myself, if an agent who hadn’t said a word to me since April suddenly called me in September, I would 100% let that call go to voicemail. All day. 

So, here’s what you do: send a short, low-pressure text message instead. 

Given the right words, a text message gives your cold leads an easy way back into the conversation without demanding an answer right away.

For Buyers and Sellers

These three scripts work as a general opener, before you know whether the lead is even still buying or selling. 

They’re built for reopening a stalled conversation, not for making a pitch.

#1. The Accountability Opener 

Best for: The agent who went quiet

“Hey [Name], it’s [Your Name]. I dropped the ball staying in touch, and that’s on me. Things have shifted in the market since we last spoke, and I wanted to make sure you had good info before you made any decisions. Are you still thinking about buying, or did plans change?”

#2. The Soft Check-In 

Best for: Any cold lead, low pressure

“Hey [Name]. Last time we talked, you were thinking about [buying/selling] in the next year or so. Are you still on that timeline, or has life taken you in a different direction?”

Or… 

“Hey [Name], not trying to rush anything. Just want to make sure you have the right info so when the right home shows up, you’re ready to move. Still thinking about buying in the next 6 to 12 months?”

#3. The Life Event Check-In 

Best for: Lead who had a reason to wait

“Hey [Name], last time we talked, you mentioned [the job change, the baby, the lease ending]. Just wanted to check in and see how things landed. Still thinking about making a move, or is the timing still not right?”

5 Buyer-Specific Reactivation Texts

These scripts speak to buyer leads who stalled out for buying-specific reasons, like a search that went cold or financing that felt unclear. 

Each one gives a fresh, current reason to reopen the conversation.

#4. The Inventory Alert 

“Hey [Name], something just came up in [area] that matches what you were looking for. I don’t want to assume you’re still in the market, but I’d feel bad not reaching out. Still open to seeing something if it checks the boxes?”

Or… 

“Hey [Name], something just hit the market in [area] that matches what you described. Not sure if your search is still active but didn’t want to miss you on it. Want me to send it over?”

#5. Negotiation Power

“Hey [Name], we’ve been negotiating significant discounts for buyers over the last 60 days. If I could do the same for you, would you be open to talking through your goals over the next 6 or 12 months?”

#6. Days on Market Opener

“Hey [Name], days on market in [area] just hit [X] days. That means buyers have more time to make decisions than they did in spring. Does that change anything for you?”

#7. Right Home Question

“Hey [Name], quick question. If the right home popped up in [area] at the right price, would you want to know about it? Just want to make sure I’m not missing you.”

#8. Buying Now vs Waiting Six Months

“Hey [Name], I’m not going to tell you now is definitely better than six months from now. Nobody knows that. 

“What I can do is show you exactly where you stand today so when you do decide to move, you’re making the call with real numbers, not guesses. Worth a quick conversation?”

#9. Clarity Offer

“Hey [Name], a lot of buyers I talk to feel stuck because they’re not sure if the numbers work for them right now. I can answer that in about 10 minutes. Want me to run it for you?”

#10. Search Criteria Specific to Them

“Hey [Name], you mentioned [neighborhood/feature they wanted] when we talked in spring. Wanted to check in. Is that still the target, or has what you’re looking for shifted at all?”

#11. Specific Neighborhood Data

“Hey [Name], median sale price in [neighborhood] just came in at [X]. That’s [up/down] from when we talked in spring. Thought you’d want to know since that was your target area. Does that change your plans to buy in the next [#-#] months?”

#12. Mortgage Reality Check

“Hey [Name], I’ve been connecting buyers with a lender who’s been finding options a lot of people don’t know exist right now. Not a pitch, just something worth knowing about. Want me to make an intro?”

#13. A Drop in Local Buyer Competition

“Hey [Name], the number of offers per listing in [area] has dropped since spring. Buyers have more room to negotiate than they did six months ago. Does that change anything for you?”

#14. Concessions Update

“Hey [Name], sellers in [area] are offering concessions right now that weren’t on the table in spring. Closing costs, rate buydowns, repairs. That’s real money. Worth a conversation?”

#15. Pre-Market Access

“Hey [Name], I have a couple of properties coming to market in [area] before they hit Zillow. Wanted to check with my people first. Still looking in that range?”

#16. Direct and Respectful

“Hey [Name], I want to make sure I’m actually useful to you and not just noise in your inbox. What would make our conversations worth your time right now?”

10 Seller-Specific Reactivation Texts

These scripts speak to seller leads who paused their plans, using a current number or market shift as the reason to reconsider now. 

Each one leads with a fact specific enough to feel like it was pulled just for them.

#17. Inventory Angle 

“Hey [Name], inventory in your area just shifted. Homes like yours are sitting differently than they were six months ago. Before you make any decisions about timing, would it be worth a quick 15-minute call to look at the numbers together?”

Or… 

“Hey [Name], inventory in [neighborhood] is still tight. Sellers who list now are seeing less competition than they expected. Still thinking about making a move?”

#18. The Value-First Reactivation 

“Hey [Name], I put together a quick update on what homes in your neighborhood are actually selling for right now. Want me to send it over, or would you rather just hop on a quick call to walk through it?”

#19. The Neighborhood News Hook 

“Hey [Name], a home two streets from you just sold for [price]. I thought you’d want to know what that does to your equity position. Worth a quick five minutes to walk through it?”

#20. Price Per Square Foot Update

“Hey [Name], price per square foot in [area] just came in at [X]. That number directly affects what your home is worth today. Want me to run a quick updated number for you?”

#21. Days on Market Fact

“Hey [Name], homes in [area] are sitting about [X] days on market right now. That’s actually better than most sellers expect. Would it be worth a 10-minute call to see where you stand?”

#22. Net Proceeds Angle

“Hey [Name], I ran updated numbers on homes like yours in [area]. Your net proceeds might surprise you. Want me to send that over?”

#23. Buyer Demand Angle

“Hey [Name], I have buyers actively looking in [neighborhood] right now. Before I move on, I wanted to check in. Any chance your plans have changed since spring?”

#24. Market Shift in Seller’s Favor

“Hey [Name], the market in [area] shifted since spring. Some of it works in your favor. Would you be open to a quick call so I can walk you through what changed?”

#25. Timing Question

“Hey [Name], just tried calling. Quick question. On a scale of 1 to 10, how serious are you about selling in the next 6 to 12 months? No wrong answer, just want to make sure I’m helping you at the right time.”

#26. Equity Update

“Hey [Name], equity positions in [area] are strong right now. I can show you exactly where yours stands in about 10 minutes. Worth a quick call?”

This should go without saying, but any scripts you use should reflect the reality of your local market, using the data that directly impacts your buyer and/or seller leads. The same goes for any resources you have (connections, guides, etc.) that give your clients an advantage. 

Pick a text message script that fits the lead in front of you, personalize the details, and send it today. Some leads will say the timing isn’t right, and that’s useful information too. 

Others will pick up the conversation right where it left off in spring. 

Either way, the lead moves from cold to categorized, and that’s what reactivation is for: finding out where someone actually stands.
